Set in 2 acres of gardens and paddocks Sunnyside Farm enjoys a quiet location the heart of the Staffordshire countryside. Within easy reach of the M6 motorway and the busy village of Eccleshall, the property is well placed for commuting and for day to day living with the advantage of providing a quiet rural retreat.

The original farm cottage has been extended over the years and more recently the farm buildings have been sympathetically integrated and converted to into a large kitchen and family sitting room.

From the lane, a gateway opens into a gravelled parking area at the front of the cottage with access to the rear of the property. The property is entered from the side, into a small porch which opens out into a larger entrance hall, which was at the heart of the original cottage.

From the hallway, with its sash windows and exposed timbers you step through a latched door and into a cosy snug. With its feature timber and brick fireplace and multifuel stove this room could be a comfortable second sitting room or dining room.

The large, airy kitchen is well appointed with a range of wooden base units with sink and drainer overlooking the side garden. There is an island workplace and useful utility room. The kitchen opens out onto a terrace in the rear garden for outside entertaining.

Exposed sandstone walls and timber beams and roof trusses are attractive features of the large family sitting room. Also, opening out on the rear garden the sitting room is a light and open room.

Steps down from the entrance hall take you into the third reception room. With built in shelves and cupboards, this room, which overlooks the rear garden, would make an ideal study or office.

From the entrance hall the stairs rise to the central landing. The Master bedroom to the rear is light and spacious with a feature brick and timber fireplace.

The good-sized second bedroom overlooks front of property and is part of the original cottage. It has timber panelling across one wall with the built in cupboard giving access to loft. The third bedroom is equally large and again has built in wardrobes. The fourth bedroom is the smaller of the rooms but has plenty of space for a single bed.

The garden is mainly laid to lawn and is on three sides of the cottage with paved terrace at the rear of the cottage. A small paddock to the side of the property is currently used to home chicken, ducks and geese whilst the larger paddock, at the rear, is used to graze sheep.

Directions: From Eccleshall take the Chester Road (B5026) towards Croxton and Loggerheads. On entering Croxton, take the second turning on your left (unnamed road) approximately 20m after Ginger Lane. The road forks after 20m, take the left fork signed to Woodwall Green. The property is approximately quarter of a mile on your right.
