"NOW WITH NO CHAIN this is a gorgeous home that as soon as you step through the door, you can tell is one that's been cared for, maintained well and clearly enjoyed. A home that has not only been in the same family for over fifty years but one which stands along a stretch of Grosvenor Rd where few of this style seldom come for sale - both good signs...

For peace of mind Good signs that not only is the house type conducive to raising a family but so too that the location is considered more than favourable. No doubt the choice of primary and secondary schooling all within walking distance might have something to do with the longevity of residence. Factors The very private garden and outlooks from all rear windows may also have influenced their stay. In fact, just from one viewing you'll get to appreciate many of the enjoyable aspects to this home; although no doubt you'll want to take come back again and again... It's a lot to do with the character of the house (take the particularly well looked after original windows for example), as it is to do with the neutral, light decor or those private views. What's important to you ..So there's not much more we wish to highlight lest we jeopardise other features which may be more important to you; features which become quite clear if not from the slide show of photographs, will so from that viewing; so we'll simply now address the layout of accommodation. Either, Or The main observation to make at this point then is that the 'through' lounge and dining room, which does make for a very appealing combined room, can clearly be reinstated, for they do make more than adequate entertaining rooms in their own right. At ground floor From a charming and traditional hall with cloakroom facilities (there's a tidy outside 'garden' loo, too) to the bottom of which is the breakfast room and kitchen (also open plan) and with the living room quarters off to the right. Traditional and modern Note the handsome front bay window with colour stained glass work, a feature within most of the windows. Although, you'll also see how the original french door leading to the rear garden has been replaced with a pvc double glazing unit. The combined kitchen, with its ample modern units, hob and oven, etc, also makes for a good morning or breakfast room area. Good space for a substantial breakfast table for four. First floor The landing window encapsulates the design of the stained glass; see the photo. Off this landing area are three bedrooms. The first, front bedroom, has a bay window to mirror the front living room area. With the house being south east facing, the two front bedrooms enjoy morning sun. The second front bedroom has a particularly pretty 'oriel' window. The second double bedroom has wall to wall wardrobe furniture and a delightful view; again see the photos. The bathroom is large enough to accommodate comfortably a bath and separate shower cubicle. It's a room that's fully tiled and has some useful storage. Outdoors Outside and there's a pleasant front garden area and a long drive which runs the full length and beyond the house and up to a garage. This garage has an electric door and white washed walls - very smart. Around to the rear of the house and there's a particularly private patio area off the patio doors. This is protected or rather made especially private by the outrigger to the kitchen. Here is a similarly well presented and maintained outdoor wc, adjacent to which is the 'boiler room' housing the gas central heating boiler to the house. The back cloth of mature trees, especially of the Scots Pine to the right hand side, make for a very appealing aspect and given the orientation of the house you'll enjoy a lot of afternoon sun, so combined, it really is a lovely garden space to enjoy.
