"OK so this is a bigger price than you'd expect for a three bedroomed semi, then again as M&S would say ;'this isn't any old semi - this is a special semi'. A semi that offers something very different from the norm. So don't judge a book by its cover and come and take a look. First though and to whet the appetite, take a look at the floor plan and photo slide-show and be impressed.....

Hard not to be impressed The list of features and alterations, add ons, introductions is long. But it's not difficult to know where to start, and that's in the most mouth watering of open plan and highly contemporary combined living/kitchen/dining areas - American style, if you will. Then consider the ground floor full shower room suite, the rather attractive four piece bathroom suite to the first floor; the separate well fitted utility room, the converted garage, the pvc storm porch - all very useful, well planned accommodation. The little extra all count Turn then to the finishings. To the smart oak veneered internal doors throughout the house; the feature pvc bay windows to the front elevation (front living room and front bedroom), to the oodles of black solid granite work surfaces and the brushed steel appliances within the kitchen/breakfast area and the Velux roof lights to the extension with the dining and second living quarters to the rear of the house. As we say, lots to look out for. And we must say that it does feel like walking around a show house. It's pristine. The front living room is our clients 'best' or 'grown up' room, frankly everywhere looks as well kept and presented. Family together Of course the main hub of the house will be this fab combined room. A room that does really cater for dining and breakfasting separately. The huge chunk of central granite - with additional units below double as the family breakfast bar whilst all the serious cooking goes on over at the far side of the kitchen. Practical, distinguished Those brushed steel appliances include grill and oven, wide gas hob, extractor as well as a microwave. Across to the other side of the kitchen is the utility room where you can quickly shove all the dishes and pans to keep 'til the next day when entertaining the night before...Then there's the decked area you can step out onto to take morning coffee in the warmer months. On the rise Egerton Road at this point is on a rise and so the house is slightly elevated from a rear aspect point of view. That's why you'll tend to take step out more often than usual perhaps, to take in the view. Of course that view gets better still from upstairs. Top Floor, top drawer All immaculate up here to; no dropping of standards. Two good double bedrooms and a more than reasonable third single room. The bathroom is fab. Considering the shower room downstairs, to have a free standing bath and second shower cubicle is nicely extravagant. Extra 'me time' space That converted garage has been a bit hit with the teenagers of the house. Not to say it wouldn't make a great office or studio. Its plastered out, decorated, floored and there's even a pvc door and window. Adjacent is an outhouse attached that you might consider converting into a bathroom/wet room to service this potential 'guest suite', perhaps. Outside A two car parking bay to the front keeps your cars off the road. The garden, a few steps below the decking, is still, after all the extension work, a sensible proportion of garden space to the fab accommodation available. Come and take a look. Locator The position of the house couldn't be more handy. It might take five minutes to get to the tunnel entrance for work in L'pool. The kids can walk to St Anselm's, just along the road. Short of a pint of milk and a Tesco and other shops are along in Claughton Village.
