"A little closer to Oxton and this home's garden would have very likely appeared in Oxton Secret Gardens; for it's more than just a fine, large family garden but a delightful one too. Just flick through the slide show of outdoor gardens to get a taste. Then come inside and see what a very unusually appealing family house this is too....

No 28 does sit very comfortably within our 'Project' category of house sales but more than that, this is a house with an unusual design which creates additional and significant opportunities to add, remodel and adjust at will... or within your budget. The Jones family have lived comfortably here for quite a spell, spending much time preparing and enjoying the garden for spring and summer; appreciating that what they have is a particularly attractive and welcoming Edwardian family home. And of course there are a list of features to discover. And that's exactly what we want you to do. So rather than list all, we'll highlight but a few, to allow you to see the many others first hand, for yourselves. Take the 'stage' at the mezzanine landing area. Doubling as the children's first acting venue and library over the years, this is a place to take the paper and a late morning coffee perhaps. Look out for the feature windows, especially to the front living room and front double bedroom too. Of course the hall and landing are main attractions; offering an unusually generous and welcoming space. Then, for the creative, are the 'basement' areas, which are actually at a lower ground level, as it were, with access (and window) looking out to the rear. And there lies the opportunity to make something special. Maybe by re-siting the kitchen breakfast room to this space, just as one suggestion. Maybe then add an orangery to enjoy more this most beautiful of gardens. And what of the accommodation itself? Three entertaining rooms, a cloakroom and utility off the elegant hall, a kitchen/breakfast room and five double bedrooms (four serious double sized rooms with the fifth also being a double, albeit smaller), shower room, en suite and main bathroom to first floor. Take a look at the floor plan measurements yourselves and you'll see this last bedroom also happens to be interconnecting with one of the rear double bedrooms. There are three bathrooms, not equipped with Villeroy & Boch nor lavishly tiled in Porcellenosa, (although these would complement the property fabulously if installed). So whilst we have mentioned the 'Project' work, this is very much a home that can and should be moved straight into. And anyway don't most interior designers tell you 'first do nothing'. The rear garden we've more or less covered. Hugely complementary to the house with an array of all sorts of planting established over a long period. The secret garden at the bottom of the garden is our favourite spot. That's the place to really unwind. Brancote Road is one of the less well used roads in the district. That's why you may well see 'L' drivers trying out their three point turns. Little else passes by other than neighbours off to school, mostly on foot to one of a selection of sought-after schools.
