"Not one pair the same along this stretch of Edwardian semi detached houses, in fact you can see from the property websites how different our No.26 is to No.28 we've recently sold. This one, for example has another floor, a floor that offers good landing space and ceiling height and provides two great double bedrooms, along with two additional interconnecting bedrooms - a good layout for a suite of rooms for a member of the family perhaps...

Other options include the conversion of one sizeable single bedroom

(although in modern day house building terms, a 'double' sized room) which stands adjacent to and has access through to one of the largest double bedrooms. One might assume then a former nursery room and perfect for a dressing room and/or en suite. There are two particularly eye catching bedrooms, first at mezzanine level, currently more an office/study than working bedroom. This bedroom has an elegant deep bay that looks down onto private gardens. The other bedroom is at first floor level and is unusual in its design - unusual in a good way, a way which allows for a tremendous amount of natural light through its 'cornered' bay window display. A bathroom with separate loo is located to the first floor whilst at second floor, as we have mentioned, there are two more double sized bedrooms and two further double sized rooms that will have a variety of uses to suit. Meanwhile the ground floor has some splendid accommodation including an elegant porch and hall with rather unusual double opening stained glass doors in between. There are two suitably proportioned reception rooms either side of the hall, both charming, and past the rather large cloakroom-come-utility room, a morning room to the left hand side and kitchen immediately to the rear. This rectangular kitchen has scope to make bigger from a number of directions. First, access from the kitchen leads to an enclosed court yard like area which, whilst great for keeping your drying and clothes line out of sight, could be employed more usefully. Given there' s a fairly large outhouse with access from this area, perhaps that could become part of an extended family kitchen space? So taking into account the whole of the rear of the house, there's much one could redesign to ensure fuller appreciation of what is a really lovely, established and private rear garden. (Bi folding doors spring to mind, in future plans perhaps?) Of course there are many of the original features to celebrate and to enjoy throughout this period home, and whilst there are areas that a fresh eager buyer would likely want to change or update, it's a home that has clearly been well looked after over the years. A full external redecorate for example, was only carried out 2015 and the boiler was replaced 2005. Outdoors This is a gardener's garden. Front and rear. Well tended, well established, well enjoyed. Hints of the dedication, enjoyment and care can be seen in the neatness of the edging, if nowhere else. Although it's also a family garden with plenty of lawn central to the garden, with a variety of wide borders and a veg patch (that takes up as much space as a paid for allotment) that stands just below the rear sandstone boundary wall. Ample room for all garden tools and toys in the garage accessed via the long drive along the side of the house. Location A particularly quiet residential road, in fact probably one of the quietest within the immediate neighbourhood.
