"We invite you to step inside this exceptional apartment, it is everything a luxury, penthouse apartment should be. As part of the Grade II listed building at the Old Cotton Mill, which was unused for many years and then developed in to a residential retreat for those loving luxury, quality and style, Low Mill was refurbished to a very high standard and has highly maintained communal areas, gardens and parking. Situated down a private driveway with extensive views along the Lune Valley and across the fields to Ingleborough fell. It is a pleasure to sit on this private balcony and absorb our surroundings. The apartment itself has recently had further refurbishment taking its style to another level. There are lots of original features still to be enjoyed inside the apartment and communal areas. This really could be your ideal home!

Location Caton is a quiet village situated approximately 4 miles from Lancaster City. It has a great community spirit, with lots of local activities and events arranged at the village institute. There are local shops, pubs (serving delicious food and drink) highly rated primary schools and has a regular bus service to town for access to secondary schools and colleges. It is a short drive to junction 34 of the M6 motorway so ideal for those looking to commute. The walkways and cycle routes along the old railway line are within easy access and there to be enjoyed. Communal Area-Entrance As we approach the gateway into Low Mill we cannot help but be impressed by the neatness of the gardens and parking areas. There are individual seating areas placed discreetly among the flowerbeds and trees, allowing us to take in the quiet surroundings and spectacular views. Inside the building the ceiling reaches high and the original workings from years gone by are there as part of the decor, but allow us to take a step back in time and remember the history of this Grade II listed building which was originally built in 1784, but largely rebuilt in 1838. All the units are owner occupied, each and everyone taking a pride in the management, cleanliness and standard of all communal areas. The corridors are warm and neatly kept with a lift giving easy access to individual floors. Hallway As we enter into the apartment this light and airy walkway leads us through and decorative, arched doors lead off into each of the rooms, bringing an element of surprise with the standard of decor, internal furnishings and original features. Breakfast Kitchen 14'04 x 8'10 (4.37m x 2.69m) A large double glazed window which looks out on to the private balcony allows lots of natural daylight into this spacious room.
The kitchen design is Carcina Linea Oak, which oozes quality and style. We have a selection of high and low level units with soft touch closing and space saving inserts and complimentary granite worktops and splash backs. A selection of integrated appliances keep the look complete, with washer/dryer, fridge/freezer, dishwasher oven, grill, hob, with electric extractor hood and microwave from NEFF. With under unit down lighting. A corner sink unit in stainless steel with drainer, mixer tap and waste disposal sits neatly by the window. Washing up from here would be a pleasure for anyone! Lounge 14'5 x 14'2 (4.39m x 4.32m) An impressively spacious room with high ceilings and exposed supports which are tastefully decorated as a main feature of this stylish room. The large, double glazed, arched window looks out down the river banks across to Ingleborough Fell. The decoration is to a very high standard in soft tones with beige carpet. An electric fire with marble hearth and surround sits in a white wooden fireplace, giving a cosy, warm country feel to sit and enjoy. A second window with window seat gives a pleasant out look to the river. Bedroom 1 15'6 x 11'2 (4.72m x 3.40m) A good sized room with lots of built in wardrobe space, and bedside tables. The neutral decoration has pattern to one wall which compliments the soft funishings. The finishing touches in each of the rooms add the quality we have begun to expect as we wander through, the ornate ceiling rose, the glass mirrored curtain pole, the rounded wardrobe doors and the main feature has to be the double glazed panelled window with views stretching out beyond the balcony to the green fields of the Lune Valley. En-suite 12'6 x 4'11 (3.81m x 1.50m) A stylish Montrose Inca bathroom in Havana Oak, which is fully tiled in beige to compliment the look. A glass fronted vanity cabinet from Caco with internal shaver point and soft lighting, means toiletries can be neatly tucked away. We have a modern three piece suite in white with mains power shower (with electric back up) and glass screen over the bath. A rectangle hand wash basin and low level WC and beige Karmdean tiled flooring to finsih. Bedroom 2 or Office 12'8 x 7'00 (3.86m x 2.13m) A modern room fitted with high quality desk and shelving in light ash. There is further built in cupboards for storage or filing. The double glazed window with deep window seat, allows natural daylight through, if you are working from here, a very pleasant outlook. Shower Room 8'6 x 6'1 (2.59m x 1.85m) A fully tiled room with the continuation of the Montrose Inca suite in Havana Oak, with rectangle hand basin and WC. The glass fronted, double walk-in shower cubicle with a double headed power shower, would definately wake you up in the morning!. A glass fronted vanity cabinet with shaving point and soft lighting from Caco for toiletries and to finish Karmdean flooring in cream. What's Outside The exceptional gardens and seating area's are there to be enjoyed by all, there is allocated parking for each apartment with plenty of space for visitors too. If you feel a little more privacy is needed, the apartment has the pleasure of its own private balcony where free standing planters for flowers and herbs have been added.
