"This end of terrace, Victorian house has many original and restored features and offers further potential to extend into the large loft (STPP). A tiled path and steps lead up to the porch and front door. The entrance hall has a black and white tiled floor. The front reception room has an open fireplace in a marble surround and sash windows with stripped wood shutters. From the hall, stairs lead down to the basement which has been tanked to make it a usable space with a double glazed window to the front. At the rear of the ground floor, there is a reception room created from two smaller rooms with stained glass double doors out to the garden and an open fireplace. The dining area has a sash window and a slate floor that continues through to the kitchen, the majority of which has under floor heating. There is a range of oak fronted units with granite worktops on both sides, a range electric cooker, a ceramic butler sink, a dishwasher and a winedrinks cooler. An extension at the rear has a peninsular unit with spaces for a tumble dryer, a washing machine, Velux windows, double doors to the rear garden and one to the side. There is a cloakroom with WC and basin. Upstairs the spacious landing has a hatch to the loft. The principal double bedroom has a Juliet balcony to the rear, a range of fitted wardrobes and a door to the en suite bathroom. This has modern, Victorian style fittings including a freestanding bath, a separate shower unit, a basin and high level cistern WC plus electric under floor heating. There are two further double bedrooms and a single, each with a decorative feature fireplace. The shower room has a Victorian style suite of shower unit, basin and WC. The house has gas central heating.

Watford town centre is 0.8 miles from the property with its excellent selection of shops, including the Atria mall. Watford Junction station is just 0.3 miles away, with fast trains to London Euston in approximately 20 minutes. Nearby recreational and leisure facilities include the Leisure Centre and Pool, Watford Theatre and Colosseum and The Park at Cassiobury, which has over 190 acres of open space and woodland. The Grove, with spa, golf course and restaurants, is 2 miles away.

A small front garden has shingle and pretty planted edges with access, via a gated side passageway, to the rear garden. Behind the house there are patio areas to each side and the back. The lawn has planted beds on both sides and a raised paved area in the back corner. There is a garden shed and an outside tap. A brick wall on the right hand side belongs to the house and there are timber panel fences on the other side and rear. There is resident‘s permit parking in front of the house."
