"An excellent family home, considerably extended to the ground floor to provide a comfortable living room, 16'11 x 9'9 kitchen/dining room, and a study area. Beautifully presented throughout, the house has gas central heating and double glazing, 3 bedrooms, a ground floor shower room and a first floor luxury bathroom. A garage is conveyed with the property.

ENTRANCE PORCH The property is accessed via a path to a welcoming part obscure double glazed door which opens to an entrance porch which also has a double glazed window to the front elevation. The gas and electric meter cupboards are located in the porch, which has a plain plastered ceiling, a radiator and a wall light point. A part glazed panelled door then opens to the hall. ENTRANCE HALL From the hall a staircase leads to the first floor landing. Karndean flooring extends from here into the rest of the ground floor. Dado rail, ceiling light point, smoke alarm, wall mounted Drayton central heating thermostat, power point. A large cupboard houses a Glowworm gas boiler serving the domestic hot water supply and the central heating, and also the circuit breaker box. LIVING ROOM 4.15m(13'7'') x 3.87m(12'8'') Accessed via a four panelled door from the hall, a spacious family living room, very light, has a double glazed window to the front elevation, double panelled radiator, and a remote controlled wall mounted electric feature fire. A door opens to an understairs storage cupboard. . The room has well placed power points throughout, a picture rail and a ceiling light point, tv aerial point, and a telephone point. From this room a further four panelled door opens to the kitchen/dining room. KITCHEN/DINING ROOM 5.16m(16'11'') x 2.96m(9'9'') Again, a superb family sized room. An expanse of double glazed french doors open from here, with full height adjacent windows, to the garden. Again, a very light and pleasant area.
