"Welcome to Windrush, an architecturally designed, individually constructed three bedroom family home, located in the desirable setting of Rodborough Common, offering one of the most amazing views one could wish for, which is further enhanced as one can enjoy the outlook whilst relaxing on the rear terrace in the sunken hot tub.

The site was once home to a 1950`s two bedroom detached bungalow and in 2015, work began in transforming the once single storey property into the home that we present to you today. Completed in 2016, the home is light and spacious yet welcoming and inviting and is sure to be appreciated by all that come to visit.

The grassland slopes of Rodborough Common offers 116 hectares of superb butterflying, walking and views over the Severn Estuary yet is only minutes from the heart of Stroud`s town centre. The parish of Rodborough offers a village primary school, two public houses whilst the famous `Bear of Rodborough` Hotel can be found further up the common as Rodborough Common begins to border Minchinhampton Common. Stroud town centre is vibrant and offers a wealth of national and independent shops as well as a host of restaurants, bars and coffee shops. Furthermore, for those needing to commute, Stroud offers a direct train line into London Paddington which can be reached in under ninety minutes, whilst the town sits just five miles from Junction 13 of the M5, where one can access both the North and Southbound carriageways, where upon Bristol, Bath and Birmingham can be reached within the hour.

Returning to the property, Windrush is light, bright, inviting and very welcoming and is certainly one that we recommend viewing. Inside the accommodation is well laid out and free flowing with the ground floor offering two formal reception rooms, with the living room having a log burning fireplace and the dining room benefiting from an open fire. Both rooms though enjoy fabulous views to the rear and have French doors that lead onto the enclosed rear terraces.

The kitchen/breakfast room is modern and contemporary, offering high gloss units, speckled granite work surfaces and a host of integrated appliances, with the centre piece of the kitchen being the freestanding range cooker. The rear and side walls are fitted with both French and bi-folding doors which allows the room to connect naturally with the outside spaces the property affords.

The remaining rooms to the ground floor include the cloakroom/utility area with the utility section being cleverly hidden behind folding doors, which once opened reveals space for a washing machine, Belfast sink and fitted units.

Finally, there is the open plan reading room/snug. Flooded with natural light due to the large floor to ceiling windows, plus French doors, this room is perfect for sitting in, morning or evening, and where one can relax and unwind.

Moving upstairs, the open tread, oak and ash staircase with glass balustrade leads to the open plan landing area where once again, due to the impressive glassed fronted elevation, the house is simply awash with natural light.

Upstairs comprises of three double bedrooms, all of which offer fitted wardrobes, with the guest bedroom and bedroom three benefiting from French doors onto a Juliet balcony. Bedroom three also features a mezzanine level with the area being suitable for a multitude of uses and includes two dedicated storage rooms.

The master bedroom, whilst having French doors does not benefit from a Juliet balcony as instead the room has its own private terrace, located to the front of the property with views to Rodborough Fort and where we would imagine is the perfect space to enjoy a morning cup of coffee.
Completing the upper level is the four-piece family bathroom, complete with a freestanding roll top bath which sits upon a raised plinth.

Whilst the property may only currently house three bedrooms, the current owners advise that during construction, provision was made for the void over the reading room to be modified, allowing for the creation of a fourth bedroom if required.

Outside, the gardens are mature and established and allow the house to bathe in a sea of colour. To the front, driveway parking allows for multiple vehicles to be parked. To the rear, the garden is terraced and features a lower level lawn, tiered terraces, a three tiered pond with water feature and a timber constructed home office, that benefits from light, power and a wired internet connection.

The piece de resistance to the garden is that of the upper terrace, accessed from either the dining room, living room or kitchen. Enclosed by glass, the space is the perfect place to enjoy a glass of beer, wine or gin and tonic on a sunny summers evening, simply marvelling at the view that this property affords, whether this be sat on the terrace in a lounger or in the warmth of the sunken hot tub.
