The Lendings
The Lendings is a highly regarded location offering a semi rural and tranquil atmosphere, yet being within a short distance of the town centre, which can either be accessed by road or alternatively by foot alongside the River Tees and over the n++green bridgen++.

Barnard Castle is an historic market town supporting a range of shopping, educational and recreational facilities. Often referred to as the gateway to Teesdale, it is surrounded by many beauty spots with a broader range of attractions being found within North Yorkshire, Weardale, the Lake District and Northumberland.

For the commuter the A66, A67 and A1(M) provide links with the commercial centres of the North East. Darlington Mainline Railway Station and Durham Tees Valley International Airport offer further communications with the rest of the country.

The Property

Trevalsa
Trevalsa is a dormer bungalow occupying an elevated position with views over the River Tees to Barnard Castle itself. The generously proportioned and flexible accommodation has the benefit of gas fired central heating throughout along with double glazing, an integral single garage and good sized established gardens.

A UPVC doorway opens up into the entrance hall of which doors radiate in to the living and ground floor bedroom accommodation.

The living/dining room is a generous size room being dual aspect and having a bow window over looking the front garden and sliding patio doors which lead out to the rear


garden. The sitting area is of a generous proportion having a real flame gas fire with a stone hearth and decorative stone surround with a wooden mantel shelf over. The dining area provides ample space for a large family dining table and chairs, a doorway leads through to the recently refurbished kitchen.

The kitchen is fitted with a range of modern base and wall mounted storage units including a pull out larder unit. There's an integrated refrigerator and freezer, a dishwasher and a range of Neff appliances including a double oven, microwave oven and ceramic hob unit. There is a one and a half bowl ceramic sink unit and a window which overlooks the garden and to the scenery beyond.

A further doorway leads out to a side entrance porch which provides access around the front and back of the property as well as providing access to the garage.

The integral garage has an up and over door as well as light and power connected.

The main family bathroom/WC is located on the ground floor and accessed from the main entrance hallway. The bathroom is fitted with a white suite including a corner bath unit, a separate fully tiled shower cubicle, WC, bidet and hand wash basin. The bathroom is half tiled and has two obscured windows to the rear.

Also accessed from the entrance hallway is a useful storage cupboard which has coat hanging facilities and further built in cupboards providing excellent storage.


A separate reception room lies to the rear of the property, this room has French windows which lead out to the decking area. This room is currently utilised as a sitting room but could be used as another bedroom, office or children's play room.

The other ground floor room is currently being used as a guest bedroom, being a good sized double room with window overlooking the front garden.

Open riser stairs lead up from the entrance hall to the first floor landing which provides access to the remaining bedroom accommodation.

The master bedroom lies to the rear of the property and is a good size double room having eaves storage and magnificent views over the garden, River Tees and to the rooftops of Barnard Castle and the hills beyond.
