Fludha offers the successful purchaser a chance to acquire a unique and successful business. Description

This Imposing Castellated House is approached via a long, sweeping (tarmac) driveway which is lit with Victorian style cast iron period lamps. The drive leads up to a large car park with additional turning area. Surrounded by mature trees with a feature copper beech. This fine, stone built period property (built circa 1800) was totally remodelled and extended in 2006 and has subsequently operated commercially as the regions only 5 Star Guest House. The 6 letting rooms (all en-suite) are all luxuriously appointed. Fludha enjoys a food/alcohol license for residents. However the property could easily be utilised as a luxury family home with self-contained 2 bedroom flat.

Fire Regulations

In order to meet and exceed the current fire regulations Fludha is protected by a fully automatic high pressure sprinkler system which has a dedicated connection to the mains water supply. This system is fully integrated with a hard wired smoke and fire alarm system which additionally is coupled to an automatic fire brigade call system. Fire doors and automatic closers throughout the guest areas.

Letting Accommodation

Entrance porch leads to a light and airy hallway from which a polished light oak staircase rises to split right and left. Upstairs there are 5 double en-suite rooms, (two with bath and separate shower), power showers throughout.  Downstairs a further en-suite bedroom provides suitable accommodation for disabled access with large wet room en-suite.  This room along with the Dining room and entrance hallway all feature magnificent period coving.  Most rooms have views over the river and grounds.  Downstairs also has a Guest Lounge and a house toilet.

A separate private area includes, office, laundry and linen room with additional storage. The  large kitchen diner has further office area, and features a huge granite topped island and 4 oven Aga as well as additional oven and induction hob plus further microwave, two dishwashers and two large fridge freezers as well as additional upright freezer..

Owners Accommodation/annex

The (attached) private annex comprises a large lounge/diner, a fully fitted kitchen, an office area and utility room and a further two en-suite bedrooms, The master bedroom features a large fully tiled luxury ensuite with twin shower wet area plus a large walk in wardrobe. Annex is served by its own gas boiler.  This superb south facing accommodation is all on the ground floor and most rooms enjoy views over a private area of the gardens and river.

Externally

 There is a garage and a substantial garden shed (both with power). The large ceramic tiled patio with sunken lighting is directly accessible from both the master bedroom and (through French doors) from the lounge. This is a perfect south facing sun trap and on an evening enjoys beautiful sunsets and is surrounded by owners separate private garden.  The Garden features an easily maintained waterfall and pond.  The private gardens are extensively planted with many feature Acers. The majority of the public garden is laid to grass with an unusual selection of mature trees.  The grounds offer the guests multiple areas to sit and admire the view, the sunken patio has power points.

This property has huge potential for extension and has grounds that could accommodate further additional development.
