Location
Dating back to the Bronze Age and with a population of over 250,000
Plymouth is the South West`s biggest city. It lies between the Rivers Plym, to the east and Tamar to the West and has one of the most iconic and beautiful natural harbours in the World, Plymouth Sound with its famous Breakwater. Looking at its position it is easy to see why people have always been draw n to live here and why it has such a long maritime history. But if the sea and beautiful coastal scenery aren`t enough to its north is Dartmoor National Park which provides excellent recreational facilities ranging from walking and hiking to mountain biking and horse-riding.
In recent years Plymouth has moved aw ay from its historical role as a
naval port and expanded in other directions with the re-development of its tow n centre to create an excellent regional destination for hopping,
investment in the arts and culture with the Theatre Royal and Plymouth
Pavillions making it a regional cultural hub, the development of specialist business parks aimed at creating new jobs in the `know ledge` economy and green energy as w ell as developing its role as a tourist destination for UK and international visitors. For business travellers, Plymouth`s mainline rail station offers a regular service to London Paddington whilst people looking to relax can catch trains in the other direction and head down as far as Penzance in West Cornwall. For those wishing to travel further afield Brittany Ferries
operates regular services to France and northern Spain whilst Exeter`s
international airport is around 40 miles away.
Some four miles to the north of the city centre is the sought after suburb of Derriford. The area is popular with both young professionals and families many of whom work at Derriford Hospital, the College of St Mark and St John or the university. Its position has always made it convenient to travel into the city and get out onto the moor but with the A38 Nearest stations: Bere Ferrers (3.1 miles) St. Budeaux Ferry Road (3.2 miles) St. Budeaux Victoria Road (3.2 miles) also close at hand it is easy to access Cornwall and the rest of Devon. As one would expect there is a good selection of amenities close at hand including Tesco, Marks & Spencer and B&Q to name three as w ell has a good choice of schools and health facilities.
A particular natural resource to be found here is the wildlife and nature reserve which runs for several miles through this part of Plymouth. The park actually forms the rear boundary to Dunraven Drive and as a result it is possible to see a wide variety of wildlife from the garden including buzzards and deer.
Accomodation
The property is an excellent example of the modern detached family homes built during the 1980`s in this part of Derriford. Internally and externally it is presented in excellent decorative order and offers spacious, flexible and adaptable accommodation.
On the ground floor the porch opens into the hall, which has doors off to all of the rooms together with stairs rising to the first floor. At the rear of the house and occupying its full width is the spacious lounge-dining room which feels full of light thanks to its large windows and glazed patio doors that open onto a decked terrace which overlooks the garden. Whilst the dn++cor is neutral, feature walls at either end of the space combine with dark `wood` textured flooring to create an individual, modern and relaxed feel. This feel certainly continues in the contemporary fitted kitchen where the dark timbered feel of the flooring is picked up by the matching roll-edge work surfaces, contemporary cupboards and stainless steel appliances which include an integral electric oven, hob and extractor. A key feature incorporated into the design of this room was an area to accommodate an American style fridge / freezer without encroaching into the space. Something else which helps to keep the kitchen free of clutter is the cloakroom / utility room which houses the usual facilities plus space and plumbing for a washing machine and tumble dryer. Also found on this floor at the front of the house is the fourth bedroom
(double), which would also make an ideal study or hobby room.
Moving upstairs the first floor houses three further bedrooms, two of which have fitted wardrobes, and the bathroom. Set at the front of the house the main bedroom has an extensive range of built-in storage creating a room which feels spacious and free of clutter. The second bedroom is a good sized double and like the third bedroom overlooks the rear garden. The bathroom has been tastefully tiled and contains a modern bathroom suite comprising panelled bath with shower over, low level WC and wash basin.
Heading outside at the front of the property a well maintained lawn slopes gently down to the house, where there is a raised bed containing a mix of shrubs and planting. A gate just to the front of the porch provides access to a store area (under the garage) and a path which leads around the house into the rear garden. Parking is in the form of a drive which provides parking for one car and leads up to the garage (5.49m x 2.47m / 18` x 8`1`) which is currently partitioned to create separate workshop and storage areas. At the rear of the house the rear garden slopes away from the house and a decked terrace immediately to the rear of the lounge-dining room provides an excellent opportunity to sit and relax or enjoy a barbeque. Steps lead down from here into the garden proper, which has been terraced and laid mainly to lawn for ease of maintenance. At the bottom of the garden there is a timber summerhouse which is available by separate negotiation. A very useful feature incorporated into the property is a storage area underneath the timber deck. Another storage option created by the original builders is a very useful under-floor storage area which occupies virtually the whole footprint of the house that can be accessed from the kitchen and lounge.
