" 49 Portland Street is a lovely terraced home, perfect for families or couples who want to be at the heart of things. It‘s in a residential area of Victorian and Edwardian properties on the edge of the city centre. So Exeter‘s shops, restaurants and pubs are just an easy walk away.

Portland Street is a gentle hill that runs roughly from Waitrose to Belmont Park and its busy community centre. Number 49 is halfway along - you can‘t miss the pink door. As soon as you step inside, you‘ll appreciate its mix of original features and recent improvements.

Come in and look up. Above the glazed inner door is an attractive stained glass mosaic set in a wooden frame. The dado rail and solid oak flooring lead your eye to the back of the house, where the glass extension floods the space with light.

Pause in the hallway and turn left into the lounge. This joins the dining room and kitchen extension in making one big space. But the sink and dishwasher are out of sight and mind here. It‘s a little oasis with a decorative metal and tiled fireplace, and stylish coving above.

Into the diningfamily room, we have the two original alcoves now providing cupboard space from floor to ceiling. The walls are a smart navy (in Farrow & Ball, as are most of the rooms). Like the hallway, the flooring is solid oak. Where it joins the kitchen extension, the newer engineered oak pattern becomes an attractive parquet.

With its glass roof and patio door, the extension is a real focal point for everyday living and entertaining. It‘s a clever design, with cupboards and appliances hugging one long wall. The adjacent U-shaped space looks over the rear garden and offers some more worktop room for busy cooks.

On the other side is a long, low Victorian-style radiator. In fact, nearly all the radiators in the house are new. With a new fuse board under the stairs, you won‘t have to worry about spending extra money keeping the house warm and safe.

The large patio door opens onto a decent-sized back garden, with several feet of patio before you reach the lawn which is bordered with mature plants and bushes. The garden also has access to a lane behind the property providing handy rear access.

Back to the stairs, the house feels natural and cosy with stripped-pine bannisters and a neutral-coloured wool carpet. There are two bedrooms on each of the two upper floors. The two largest face the street and have a south-facing prospect, giving more light in the day. A real feature of the property is that all four bedrooms are a good size so there shouldn‘t be any arguments about who gets the box room! The spacious and stylish bright white family bathroom along with a second WC are on the middle floor.

New owners will enjoy residents‘ parking, but half the time you won‘t need a car. The property is ideally located for accessing the best bits of Exeter with the new award winning leisure centre only a 10 minute walk away, a 15 minute walk gets you to John Lewis or Magdalen Road and you are at the quay in 20 minutes. For the youngsters, local schools include Newtown Primary School, just three streets away. Two of the best private schools in the area (Maynard‘s and Exeter School) are within walking distance.
