" Sought after private road location, a 1930s Dutch barn designbuild, extended and refurbished by current owners to offer four bedrooms, three bathrooms (x2 ensuite), three receptions.

Home to the owners for more than twenty years and extended in 2015 to the side and rear the kitchen breakfast room now flows through to the dining room and into the new dual aspect family room. With a raised apex at the rear the two Velux windows bring light and volume into the space with views and direct access to the garden. With smart storage, recessed LED lighting and integrated appliances the kitchen comes with two Miele ovens, a Miele steam oven, a Miele microwave combi, Neff extractor hood, Neff induction hob, Neff full length separate fridgefreezer and a Neff dishwasher. The composite kitchen sink has a dual function switch offering filtered water and an extendable tap whilst the porcelain 600 x 600 floor tiles (kitchen only) benefit from electrical under floor heating. To the end of the kitchen discreetly hidden away there is a utility cupboard housing the washing machine and tumble dryer. With the same tiles extending into the hallway and WC the light tones provide a warmth and a durable style all highlighted by the natural light and by night LED recessed lighting.

Upstairs both master and second bedrooms have ensuite shower rooms including fitted wardrobes and a further two bedrooms sharing a family bathroom. The property is double glazed and central heated (powered by a modern gas condensing boiler located in the garage) where also a pressurised mega flow (in -excess of 6ft) styled cylinder provides hot water throughout the property.

Outside the garden has a patio for entertaining and extends in excess of 130ft with half mostly laid to lawn the other half a slightly wooded area backing onto the common, all within a fencedmature planted perimeter. Conveniently situated within easy reach of both West Byfleet and Woking there are trains take around half an hour to reach Waterloo. Woking town centre has The Peacockโ€˜s shopping centre including theatres, cinema and a leisure centre with pools. For the commuter there is the mainline train station with direct line services into London Waterloo, within one and a half miles whilst the A3 and M25 (Junction 11) are about three miles providing access to London, Heathrow and Gatwick airports. The area in general is served well with an excellent selection of schools both in the private and state sectors including St Andrews, Hoe Bridge and Halstead. The county town of Guildford is within ten miles to the south with its extensive range of shops, cafes, restaurants, theatre, cinema complex, the Spectrum leisure centre and mainline station. There is excellent walking and riding locally, Horsell common is within several hundred meters and the RHS at Wisley is just four miles away. There are a selection golf courses nearby at Woodham, Pyrford and West Byfleet including great canal walks. Within a hundred meters there is a public pathway leading to Horsell Common and the canal.
