DESCRIPTION
Nestled at the foot of the South Downs, above the Amberley Wildbrooks, this mid 19th century cottage enjoys outstanding views on both sides. This is a rare opportunity to acquire a character cottage in such a unique setting in the picturesque village of Amberley. Crossgate House is a short walk to The Sportsman Pub and approximately a fifteen minute walk to the village shop, tea rooms and primary school. Amberley is served by a mainline train station to London Victoria. Enter the cottage by the closed entrance porch into the hall with stairs down to lower ground floor cellar and stairs up to the first floor landing. To the right of the hall is the sitting room with working fireplace and glorious views over the Wildbrooks on one side and a patio door with views of the downs to the south-east.The dual aspect kitchen/dining room is to the left of the hallway. It is light and spacious with pine floors and doors. The view of the Wildbrooks from the kitchen sink is hard to beat! A brick hallway leads down from the kitchen to the ground floor bathroom and third bedroom beyond. The rough stone walls, exposed timber frame and parquet flooring of this large bedroom (19?9 a 11?7) make it a very versatile space, with potential for an annexe as it has independent access from the exterior. To the first floor is a landing with two good size bedrooms and a family bathroom; all with stunning views. There is an integral double garage and off-road parking for two cars.
OUTSIDE
The large cottage garden is hedged and private with a small lawn and several patios. It has many areas of interest and is well established with roses, herbs and shrubs. A brick keyhole stile steps down to an enchanting courtyard garden with a rare white Judas tree shading the lawn. To the rear is a deck which runs the full length of the house, ideal for a seated viewing gallery to the stunning views beyond. Steps lead down to a ?rough? path leading down to aproximately a quarter of an acre of woodland . "
