" This superbly positioned property in the South Downs National Park has panoramic views of the Sussex countryside. Designed by the architect Helen Gaffney and completed in 2011, the house has four bedrooms, sits on a plot of approximately 0.4 acres and has been built to a high sustainable specification. It is located on the edge of the historic village of Amberley.

Accommodation includes an open-plan living room / dining room / kitchen with full-height windows that give amazing views across Amberley Wild Brooks, a protected area of countryside. A main bedroom suite includes a dressing room and en suite bathroom. There are three further bedrooms (one with an ensuite shower room), a bathroom, a study and a second reception room. There is also a large utility room. The property is reached via a quiet country road that leads onto a short private drive. There is a car port and outdoor storage areas. The gardens include lawn, large decked areas and, at the bottom of a sloping area of garden, woodlands.

Gaffney Architecture is a Sussex-based practice founded by Helen Gaffney with extensive experience of working with the unique landscape of the Amberley area. Gaffney's focus on sustainability can be seen at the Amberley house with the use of triple-glazed Swedish windows, thick insulation and the cedar cladding.

Amberley is one of the prettiest villages in Sussex and is renowned for its historic houses and Norman church and castle (now a Relais & Chateaux hotel). It has two pubs, a thriving village shop (with Post Office) and a primary school. It also has a train station that runs services to London Victoria in approximately 80 minutes. Storrington, four miles away, has a further range of shops, restaurants, banks and a Post Office. The medieval towns of Petworth and Arundel, famed for their annual arts festivals are six miles in either direction. Roman remains are found nearby at Bignor and Hardham while more ancient sites are equally close to hand at Chanctonbury and Cissbury rings, forming part of an infinite network of contemplative walking and cycle routes. Adjacent hills and plains are now producing the most highly regarded of the new English sparkling wines as well as organic meats and vegetables, sold in an impressive network of local vintners and farm shops. The coastal city of Chichester with its internationally renowned galleries and theatres is 14 miles away and Brighton is also accessible at 18 miles.
