This is a traditional style semi detached property situated within the Lowhill area of Wolverhampton. To the ground floor, the accommodation comprises entrance porch, entrance hall, lounge area, dining area and kitchen, whilst to the first floor, there are three bedrooms and a bathroom/WC. Outside, there are gardens to the front, side and rear, along with a driveway and a detached garage. The property has double glazing as stated and a gas fired central heating system. EPC rating awaited.

Location

Lowhill is situated to the north east of Wolverhampton city centre with access to Stafford, Cannock and Wolverhampton via the A460 and the A449. There are a variety of local shops at the end of Annan Avenue on Showell Circus. There are also several schools within the area. Wolverhampton itself has a University, a theatre, an art gallery and several museums, along with several public parks and a variety of schools. There is also a number of shopping centres and a mainline train station, plus a direct tram link to Birmingham city centre. The motorway network can be accessed via the M6, M5 and the M54.

Viewing is highly recommended to appreciate the size, layout and presentation of this family home situated on a corner plot. The house is set back from the road and there is an extensive frontage with a pathway leading to the main entrance. An entrance porch with a feature double glazed leaded door with an obscure double glazed side panels, leads through to an entrance hallway via a double glazed entrance door. There is a lounge area to the rear of the property with feature wood effect flooring and a ceiling rose. An archway from the lounge area leads through to a front facing dining area, which has a double glazed bay window and wood effect flooring. There is a contemporary style fitted kitchen which has a double glazed door leading to the garden and a range of wall and base units, with roll top work-surfaces, an electric fan oven with a complimentary gas hob and extractor hood above, plumbing for a washing machine, tiled splashbacks and tiled effect flooring, along with a small understairs storage area. Upstairs, the landing has loft access and an airing cupboard which houses the wall mounted gas central heating boiler. There are three bedrooms, all of which are doubles and a family bathroom/WC which has a three piece suite, along with a shower over the bath and tiled splashbacks. Externally, the fore-garden is of a generous size, being mainly laid to lawn with a pathway and various trees and shrubs. To the side of the property, there is a driveway providing off road parking and access to the detached timber garage. There is an additional side garden which is paved with a timber shed and a small court-yard style rear garden which is paved with a border and fence boundaries. From Wolverhampton ring-road, take the A449/Stafford Road, in the direction of Stafford and turn right at the traffic lights onto the A460/Cannock Road, signposted Cannock. Continue on this road, crossing the junction with Park Lane and at the mini roundabout, continue ahead on the A460. At the traffic lights, continue along this road and at the roundabout, take the second exit onto Old Fallings Lane, signposted Bushbury. Turn left onto Fifth Avenue and then turn right onto Colley Avenue. Then turn left onto Annan Avenue, where the property is situated on the corner.
