DIRECTIONS
From Tenbury Wells head south on the A4112 in the direction of Leominster via Market Street and Cross Street and after 0.3 mile turn left onto the B4214 sign posted Bromyard. Proceed for 4.3 miles before turning right into The Oaks. No. 3 will be found on the left hand side as indicated by a Nick Champion ‘For Sale’ board.

SITUATION
3 The Oaks is set in a small development within the rural Parish of Stoke Bliss, which nestles amidst the delightful rolling farmland on the Worcestershire/Herefordshire border. The local market towns of Tenbury Wells and Bromyard are just a short drive away and offer a range of facilities including libraries, doctors’ surgeries, cottage hospitals, a swimming pool, cinema, theatre, bowling green and a variety of other clubs, shops and services. Tenbury Wells has highly regarded primary and secondary schools.

DESCRIPTION
3 The Oaks is a semi-detached two story house of brick elevations under a tiled roof. The property was constructed circa 1939 and the present owners have occupied the property for over 50 years. The house has spacious accommodation and benefits from UPVC double glazing and oil fired central heating.  The property overlooks farmland to the south.

ACCOMMODATION
The entrance hall leads on through to the sitting room which has an open fireplace; and to the spacious kitchen/diner which has a range of fitted base and wall units, a Rayburn (not in use), a stainless steel sink/drainer unit, a built in Hygena oven with a Diplomat hob and extractor fan, a built in fridge and a larder. To the side of the property is a lobby off which there is a WC; under stairs coal store; and the utility room which houses the Worcester Danesmoor 15/19 oil fired boiler.
The bathroom is located on the ground floor and has a bath, separate shower cubicle, hand wash basin and wc. Stairs lead up from the entrance hall to the first floor landing with under eaves storage cupboards, a cupboard housing the Megaflo Heatrae Sadia water heater and loft access.  There are two double bedrooms and a good sized single bedroom. All three bedrooms enjoy splendid far reaching views.

OUTSIDE
Parking for one/two cars is on a driveway leading off The Oaks estate road and this could easily be extended. A paved path leads to the front of the property. The generous enclosed garden which stretches around three sides is mostly laid to lawn with a variety of flowers and shrubs and a highly productive vegetable plot. Within the garden are two timber garden sheds.
