Cobweb Cottage is a white-washed brick, stone and pebbledash house - one of only 6 properties situated at this particular point on the western side of the Malvern Hills. If there were a book published describing the 10 best views in England, Cobweb Cottage would definitely be included. The historic spa town of Malvern is just 3 miles away. Malvern has a library, museum, many schools of repute, and a theatre complex that attracts both West End and international shows. There is a wide choice of pubs and restaurants in and around Malvern, many in stunning locations. The charming market town of Ledbury is 5 miles away with its abundance of independent shops, prize-winning butchers, community hospital, and lively arts scene, including a renowned annual Poetry Festival. There is a direct rail link from both Malvern and Ledbury to London Paddington and Birmingham. Nearest motorway is Junction 1 M50 9 miles away.

From the gravelled sun terrace, dotted with pots and planters, steps and a pathway lead down under honey-suckle arches and through a wrought-iron gate to the lower wild garden. Here the meadow grass is planted with bluebells, cowslips, daffodils, and wild garlic. Young fruit trees have also been planted. From the offices of Hayes, proceed to the Top Cross in the town centre, and carry on straight over the cross-roads following the A449 towards Worcester. Continue as the road begins to climb the hills, then turn left as the summit is reached at the Malvern Hills Hotel. After turning left continue for about ? mile. Cobweb Cottage is on the left hand side.

Steps lead down from the drive, through the front door and into the reception hall, which has a terracotta tiled floor, white-washed stone wall (from the 18th century hillside cottage that forms the core of this property), and one entire wall given to glass so that the impact of the view is immediate. A wooden latched door leads into the coat/boot room. Leading from the reception hall is an L-shaped hallway. A half-glazed natural wood door leads into the spacious and homely kitchen/dining room. This room has a mansard roof with recessed halogen ceiling lights and a terracotta tiled floor. The kitchen area has been well-thought-out, and features solid oak units from Williams in Ledbury with hammered brass handles under a granite effect worktop with 1 ? bowl inset ceramic sink and brass Victorian-style mixer taps. The island unit has built-in wine storage and vegetable racks. The kitchen has been equipped with a Britannia electric 1 ? oven range with 5 ring ceramic induction hob under an oak-faced extractor hood. The splash back is in pale biscuit Italian tiles with a blue/green hibiscus motif above the range. There is an integrated washing machine, and tumble drier, integrated waste recycling bins, integrated dishwasher, and integrated fridge and freezer. A second door leads from the hallway to bedroom 1 with its mansard style roof, picture rail, and cottage latched door. This room features full height ivory fitted wardrobes and a window overlooking the gravelled sun terrace. The ground floor family bath/shower room is also off the hallway. This charming room features a red brick floor with Victorian blue brick step, biscuit coloured tiles around the bath with mains shower over, and an attractive etched glass shower screen. There is a corner airing cupboard, a Victorian style basin built into ivory wood panelling with a William Morris tiled splash back, large wall mirror above, and useful storage cupboard below. Returning to the reception hall, and accessed through a natural wood half-glazed door, steps lead down into the light and airy sitting room. One entire long wall of the sitting room is glazed with large sliding glass doors opening into the stunning conservatory, perched high above the sun terrace. The conservatory has a terracotta tiled floor, and 2 full height sliding windows. A pair of doors lead onto a decking parapet with turned wood balustrade, and steps lead down onto the sun terrace below. Returning once more to the hallway, an open portal at the far end leads into the 18th century core of the house. From a small inner hallway stairs rise against an exposed Malvern stone wall to a small landing, and bedroom 2. This delightful room has a mansard roof, cottage latched door, a picture rail, and a window with those far-reaching views. A further door off the landing opens onto a useful walk-in wardrobe. Returning to the inner hallway, stairs lead down to the lower ground floor accommodation. Accessed off the lower hallway, bedroom 3 is an absolute treasure, with an 18th century brick and stone fireplace with ancient oak lintel equipped with a wood burning stove on a flagstone hearth. From this room there a door opens directly onto the sun terrace. Bedroom 4 has a terracotta tiled floor, windows to 2 sides, and stable door to the sun terrace. The view from this room is sublime. Also in the lower hallway is a second airing cupboard with central heating boiler, plumbing for a second washing machine and slatted shelving behind pine louvre doors. Opposite the airing cupboard folding pine doors lead into the garden level family shower room. This room features recessed halogen ceiling lights, full height marbled mushroom wall tiles with attractive fleur-de-lys motifs, and a Mira electric shower cubicle.
