The Vendor has accepted a quotation from Western Power Distribution to install a new underground mains electricity supply suitable for domestic use.  The Vendor will be responsible for the cost of installing the new underground supply that will be terminated by way of an external meter box affixed to Newhouse Farmhouse.

The Purchaser of New house Farmhouse will then be responsible for nominating an energy supplier and arranging for a meter to be installed in the new meter box and for that to be connected to the property?s electrical system at the purchasers cost.

The Vendor will reserve the right to disconnect the existing private overhead supply within 28 days of the new domestic supply being activated.

Full details of the proposed new Western Power Distribution electricity supply arrangements are available for inspection at the Agent?s office.

DRAINAGE: Drainage is to an existing septic tank system which we understand is in disrepair.

WATER: Mains water is connected to the property.

It should be noted that there is an existing sub-metered supply from the farmhouse to the adjoining farm buildings ? Lot 2.  The Vendor has accepted a quotation from Severn Trent Water to install a new dedicated mains water supply to the farm buildings ? Lot 2. However, until such time that the new Severn Trent supply is activated the Purchaser of Lot 2 will have the right to continue to use the sub-metered water supply from Newhouse Farmhouse but will be legally obliged to reimburse the owner of Newhouse Farmhouse for the cost of water consumed as measured via the sub-meter (at the rate levied by Severn Trent Water for the water supply to Newhouse Farmhouse).

The sale contract for Lot 2 will reserve the right for the Owner of Newhouse Farmhouse Lot 1 to permanently disconnect the sub-metered supply to Lot 2 within 28 days of the new Severn Trent water supply being connected to Lot 2.

Details of the proposed Severn Trent water connection to Lot 2 is available for inspection at the Agent?s office.

CONDITIONSOF SALE: The property will, unless previously withdrawn, be sold subject to the General and Special Conditions of Sale that may be inspected during usual office hours at the offices of the Vendor?s Solicitors and the Auctioneers named in these particulars during the seven days immediately before and inclusive of the sale day.
