" There is much to recommend about this delightful detached stone cottage, firstly the pretty village location is just a stones throw from two excellent village pubs and a lovely primary school. Roby Mill is a pleasant 5 minute drive away from Appley Bridge train station and Junction 27 of the M6 motorway. The established private rear garden plot is also a great feature of the home, it comes complete with garden store and hen house. The interiors are comfortable, cosy and well decorated, a wood burning stove and stone fireplace further adds to the ambience and is in keeping with the style of home. Planning permission has been granted to enlarge the cottage. The design is over two floors making this a very versatile home that can easily be adapted as your family grows. The present configuration offers a reception hallway with staircase, a large living room with wood burning stove, a well equipped dining kitchen that leads into a useful family utility room with French doors opening to the rear garden. The upper floor has recently been configured for three bedrooms and a very stylish new bathroom suite.
