" The house opens into large sitting room. An inner hallway leads into the fitted large kitchen dining room. Off the kitchen is useful porch area which can be used as a utility room. One the first floor are three bedrooms, one double and two singles, and a bathroom with a separate shower. Outside, the front garden is enclosed and low maintenance with a paved private rear garden which is not overlooked. Gas central heating and double glazing. Radiators every room.

A new boiler was fitted 3.5 years ago and both the boiler and gas fire in the sitting room were serviced earlier this year. The house also has a working burglar alarm.

The house is near to the Leigh Sports Village site and Leigh Town Centre. It has also has good transport links to the A580 going to Liverpool and Manchester and the M6 and M62. Leigh is well supplied with supermarkets, has a cinema, restaurant, retail park and local sports centre.
