" Okay, so here we are at Shirley Avenue in the popular village of Birstall. Our house is neutrally decorated throughout, has full UPVC double glazing and gas central heating powered by a brand spanking new Baxi boiler which was fitted just last month and has a 7 year guarantee.. BOOK A VIEWING NOW or you will miss out. This home is ready to move into, you just need to bring your furniture.






We've got a spacious living room with feature bay window allowing light to flood into the room. A stunning dining kitchen with modern units, a built in dining table with breakfast bar stools included AND a range cooker. WOW !! Impressed. You should be...But there's even more. Two double bedrooms both having space saving built in wardrobes and storage. Stylish house bathroom with a spa jet bath with hand held shower PLUS an overhead "Rain" shower head.

Outside you will need to be prepared to be wowed. Double gates lead into a extra wide block paved driveway, then through another wooden gate to the rear garden where the paving continues to the patio area ( ideal for your barbeque and table and chairs) and a wood chipped section perfect for children's play equipment etc. It's fully enclosed with good quality fencing and brick pillar supports and houses a large garage with up and over door for storage.

We are located in a quiet residential area of Birstall but within 5 minutes walk from the village and its wide range of amenities and shops. Market day is Thursday in the triangular-shaped Victorian marketplace in the heart of the village. It really has all the shops you would need. However, it's only a short distance to Birstall retail park situated at J27 of the M62 motorway where there are masses of out of town high street stores such as, Next, Argos, Marks and Spencer, Boots, Toys R Us and Ikea. Numerous furniture and electrical superstores and over the road is the popular Showcase Cinema complex surrounded by an abundance of restaurants and eateries. There is also a Gym with swimming facilities here.

Minutes walk to some lovely country side walks and only 1/2 mile from the beautiful Oakwell Hall and Country Park.
Well placed for access to the M62 and the regions other motorways and bus links to Leeds, Wakefield, Dewsbury, Heckmondwike, Batley and the White Rose shopping centre are all available from the village.

Good choice of local primary schools are all within walking distance with the favorites being, St Patrick's Catholic Primary School, St Peters Church of England Primary and The Birstall Primary Academy. Older children would be catered for at Batley Grammar school or Bruntcliffe High school in Morley.

Stainless steel range style cooker with electric double oven, one being fan assisted, and a five ring gas hob with a co ordinating hood with fan and lights over. Stainless steel round sink and drainer with mixer taps.There is a part glazed UPVC door, with windows at either side which gives access to the rear garden.


    Built in dining table to match the work surfaces is complete with six high chairs and provides a dining space for all the family. Easy to clean dark floor tiles and inset ceiling spot lights make this a very stylish kitchen indeed. There is ample room for a large fridge freezer and open access to the pantry for more storage.

    Carpeted stairs with a handrail lead to the first floor landing. Turn right to the master bedroom or left along the landing to the second bedroom and bathroom. There is a central heating radiator and the loft access hatch is located here.
