" Situated at the head of a Cul De Sac this four bedroomed detached property has a very private rear garden. An ideal family home positioned just outside Heckmondwike, within the catchment area for Heckmondwike Grammar School. Must be viewed internally to fully appreciate what is on offer here. Within walking distance to local pubs and a short drive away to Morrisons supermarket. Leeds and Huddersfield easily commutable and the M62 motorway is just 5 minutes drive away. Also a short drive away is the Junction 27 retail park which offers shops and restaurants in abundance as well as a multi screen cinema complex. For the ramblers and dog owners Oakwell Hall country park is a few minutes drive away, ideal for kids and dogs alike.




Entrance Hall
Enter the property through the composite door into the entrance hall which has a timber floor and doors to w.c. living room and kitchen. A staircase leads to the first floor.

Downstairs Toilet

A carpeted staircase, with window over the quarter landing, gives access to the first floor. All bedrooms and the bathroom are accessed from the landing. The walls are finished in a Mink coloured emulsion. A large storage / airing cupboard is also located off of the landing.

Bedroom Four
A single bedroom with window overlooking the rear garden. Walls are finished in a lemon coloured emulsion.

House Bathroom
With a mozaic ceramic tiled floor and half tiled walls (being fully tiled around the bath area). A window overlooks the rear garden. The bathroom comprises of an ideal standard white three piece bathroom suite. The bath and basin taps are chrome and of quarter turn design. A shower is positioned over the bath with a seven inch fixed rose.

Bedroom Three
A double bedroom located at the rear of the property with long distance views across Spen Valley towards Robertown. Walls finished in magnolia with a feature wall finished in a brown suede effect paint finish.
