" This substantial and spacious family home is ideally located close to the centre of Watford and retains many original Edwardian features. Entered though a part-glazed front door under a mature wisteria, a lobby leads into the front hall with a marble tiled floor. The dining room is to the front of the house with an arch to a cosy sitting area. An impressive reception room, with the original coving and cornicing on the ceiling and an open fireplace with a marble surround, has views and a door out to the rear garden. The kitchen has multiple wall and base units with natural wood fronts and granite surfaces. A gas fired AGA has a supplementary gas hob to one side and there is also an integral electric oven, microwave and dishwasher with space for a tall fridge freezer. From here, double doors access the rear terrace and garden. Off the hall, the utility room has plumbing for a washing machine and tumble dryer plus wall and base units, a sink and door to the exterior. The cloakroom has a basin and WC with a large coat rack. Upstairs, there is a WC with basin off the half landing and the principal bedroom is to the front with large fitted wardrobes. Two further double bedrooms both have fitted wardrobes, one also has a basin set in a vanity unit. A single bedroom is currently used as a study with fitted shelving and cupboards. The family bathroom provides a large corner bath with an overhead shower, twin basins in a vanity unit and a WC plus an airing cupboard. Further stairs lead to the top floor where a double and single bedroom share the shower room and a separate WC. A large eaves loft is accessible from the stairs in addition to several other eaves cupboards. The house benefits from gas central heating and double glazing.

Watford town centre has an excellent selection of shops, including the Atrium

(formerly INTU) Centre. Stations include the Main Line to Euston from Watford Junction and the Metropolitan Line at Watford station (approx. 20 mins on the β€˜faster trainsβ€˜). Junctions 5 and 6 for access to the M1 and Junction 19 or 20 to the M25. The Park at Cassiobury has over 190 acres of open space and woodland including a range of sporting and recreational facilities. The River Gade and the Grand Union Canal also run through the Park.

There is access to the rear garden on both sides and a paved terrace spans the back of the house with a shed to one side.
