" This attractive, detached house was built in the 1960โ€˜s in Georgian style. A recently constructed portico leads to the double front door and into the spacious entrance hall. A reception room to the front would be ideal as a family room or playroom. To the rear, the dining room has a sitting area and doors out to the terrace. The kitchen has been completely re-fitted in contemporary style with light quartz surfaces over gloss fronted units. The kitchen has a double resin sink with Insinkerator tap, a double oven, induction hob, dishwasher and a large fridge freezer in a recess. In addition, there is a peninsular unit with a breakfast bar, drinks cooler, under counter fridge and a small sink. An opening leads into the garden room, which is a wonderful living space with areas for both dining and comfortable seating plus under floor heating. The large roof lantern floods the room with light and there are sliding doors out to the rear terrace. An internal door leads into the large utility room, with a workbench area, and on through to the double garage, which has an electric door from the drive. In the hall, there is a guest cloakroom and additional storage. Stairs rise to the landing, from where the five bedrooms are located. The principal bedroom has an en suite bathroom with a separate shower, basin and WC. There is also a recently re-fitted shower room with basin in a vanity unit and WC. A hatch gives access to the large loft (conversion STPP). The house has gas central heating and double glazing throughout. NB Kitchen appliances may be by separate negotiation.

Situation
The property is within a short distance of Watford town centre, which offers an excellent selection of shops, including the Atria Centre. Trains are available at both Watford on the Metropolitan Line and the Main Line at Watford Junction. The A41 is 1.5 miles away, which links to either J.19 or J.20 of the M25, also the M.1. There is a good selection of schools, both state and private, including Watford Grammar Schools, Nascot Wood Junior and York House. Nearby recreational and leisure facilities include the Leisure Centre and Pool, Watford Theatre and Colosseum and The Park at Cassiobury, which has over 190 acres of open space and woodland. The Grove, with spa, golf course and restaurants, is 1.5 miles away.

Approached via an electric sliding gate, the block paved drive provides parking for multiple vehicles and has a small raised bed to create a turning circle. There are shrubs on the borders and mature trees to the front. Gated side access leads to the rear garden. A deep, paved terrace spans the back of the house with a decked area at one end and glass panels on the perimeter. There are steps down to the level lawn and a second paved area with BBQ space. Towards the rear, there is a &quote;secret&quote; garden down some steps to a paved area with a garden shed with electricity supply, small pond, potential vegetable patch and compost area with a new timber panel fence to the rear boundary. There are several external power points and taps. "
