" A period terraced cottage style house with three bedrooms in the heart of St Columb Major, close to local amenities, having recently replaced uPVC double glazing, garden, potential for parking and in need of modernisation, ideal first purchase, investment or family home.

Higher East Street is conveniently situated just off from the town centre of St Columb Major, with immediate level access to the towns local amenities. The property itself is a period terraced cottage style house with three bedrooms, in need of refurbishment and modernisation.  Despite this it would appear that the property has had a recent upgrade to all of the windows and doors with very modern uPVC double glazing throughout.  A good size front lawned garden with concrete path makes way to the front entrance, there is potential as many of the neighbours have done to create an off street parking space here, whilst still retaining a small amount of garden space.  From the front entrance there is a hallway with stairs to the first floor and front aspect living room.  Within the living room there is an open fire and access to the rear kitchen.  The kitchen has a range of older style units and in turn leads to a small extension that is currently utilised as a utility and ground floor WC, there is back access to the rear.  At the rear there is a communal courtyard area with each of the terraces properties having there own block built shed.  From the first floor landing there is loft access and a useful airing cupboard.  There are three bedrooms, all with fitted storage and cupboards, one of the bedrooms appears to have had a recently replaced ceiling and coving with the walls stripped almost ready for redecoration.  The bathroom has an older style white three piece suite with shower.  As well as the windows the property has also had upgraded fascia boards, gutters and downpipes in white plastic.  This property will appeal to first time buyers, younger families and investment purchasers, once refurbished it would create an excellent buy to let proposition but also a very nice small family home.  VACANT POSSESSION, NO ONGOING CHAIN.

Agents Notes: This property is of mass concrete construction type, which is suitable for most, but not all mortgage lenders.  Please inform your mortgage advisor to enable sourcing of the most suitable mortgage product.
