Description This stunning and unique property has a rich
history and provides a gorgeous family home with rental income or
an investment with existing business generating >?80k pa.
Owned by the same family for 20+ years, it's primarily used
as an exclusive holiday rental property generating ?80k+ pa but
with potential for much more. Located in rural North Cornwall but
only five minutes from Newquay, North Atlantic Coast and Newquay
Airport, with regular flights into major UK cities. Ideal if you
want a stunning country retreat but need easy access elsewhere.
. The main house has five-seven bedrooms (split off one end
of the building to create additional two bedroom property from the
original seven bed house, but can easily be re-integrated). Huge
farmhouse kitchen with views across the valley towards Newquay and
a gorgeous Aga that heats up the entire property. Two large
lounges, with open fires, a utility room, downstairs bathroom and
separate toilet. Upstairs, five bedrooms in the main section,
including one en suite, and a separate bathroom with walk-in
shower. Adjacent to the main house is the separate
property unit with two bedrooms, lounge, kitchen, bathroom and
French doors opening out to the front garden. That property has
private access through an ancient lych gate and has been rented out
for 10+ years.
. To the rear of the house are two studio cottages which
were converted from old piggeries in 2005 and have since been
rented out. Lovely units with all mod cons and sleeping two people
each. They have private access. The rental properties are designed
so that the family home retains privacy from any guests staying at
the smaller units. The property is located within 10+ acres of
private gardens and land, all fenced in and set back from our tiny
country lane. Total privacy if required. Within the grounds is a
heated swimming pool with summer house, set in the ancient orchard
which is beautiful. There are stables, paddocks, ponds, a range of
different meadows, a stream and even your own small piece of
woodland. It is an absolutely gorgeous location where you can walk
and ride within your own land.
. The current owners designed the smaller property units to
create rental income without disturbing the main family house -
even the windows are positioned in a way that guests can be staying
on site but there is complete privacy for the family. Read reviews
of the property via 'trip advisor Colan Barton'. Weddings have been
hosted at this property and if you really wanted to maximise income
then that's a fantastic opportunity as we get many calls every year
to host but restrict it to no more than 2/3 pa - none since 2013.
The Norman Colan Church is just a stroll away from the property -
indeed our old lych gates used to lead direct to the church.

the North Cornish Coastline. There is a nearby local shop and
beyond this, the well known resort of Newquay on the North Atlantic
Coast offers a wide range of shops, primary and secondary
