This interesting property has the benefit of complete privacy and detachment. It stands in open countryside on the edge of Lanner and commands excellent views over the village and to Carn Marth on the opposite side of the valley and beyond. The versatile arrangement of the property will be appealing to a wide range of persons but especially those looking for a large character home which can be adapted to provide either a self contained annexe for a dependent relative or possibly lucrative letting. The property is complete with six acres of land and a range of outbuildings and and stabling there is plenty of scope for those needing space for horses, livestock and hobbies. Chapel Hill Farm lies about half a mile south of Lanner village which is a thriving community with a number of shops and facilities catering for daily needs and a junior school. The village is just two miles from Redruth, eight miles from Falmouth and ten miles from the Cathedral city of Truro. Both north and south Cornish coasts are within easy reach as is the A30. The origins of the house at Chapel Hill Farm are possibly very ancient. Over the years the present owners have continued a programme of improvements to both the house, outbuildings and fields but taking great care to preserve character features and in enhancing same with the use of natural materials. In the house there are slate paved floors, three inglenook fireplaces and exposed stone, timber beams and other exposed timber and while most of the windows are in traditional style they are double glazed. Access to:- EN-SUITE BATHROOM Being largely tiled and with suite comprising bath with shower attachment, wash hand basin and w.c. Radiator. On the west side of the cottage there is a further garden area again laid to lawn with flower beds. Adjoining the cottage there is a delightful CHAPEL ROOM 9'10 x 8' with fireplace. A range of OUTBUILDINGS complement the property and comprise a STABLE RANGE 30' x 13' with light and power connected, incorporating two large boxes and one small pony box, adjacent TRACTOR SHED with folding timber doors and single GARAGE 15' x 9'8. In addition there is a double GARAGE 23'4 x 14' with power connected and a large WORKSHOP/STORE 18'10 x 12'3 with paved floor and power connected. Nearby there are two small GREENHOUSES and an interesting addition to the property is a three room TIMBER CABIN. Further buildings comprise HAY SHED/IMPLEMENT STORE 32' x 17'3 located in the field nearest to the house and there are also two further FIELD SHELTERS.
