" Approximately 7 miles west of the cathedral city of Truro, between the villages of Chacewater and St Day, an increasingly rare opportunity to purchase a particularly attractive detached barn, with consent for conversion to a 3-bedroomed residential dwelling, located at the end of a long, picturesque driveway, surrounded by unspoilt countryside, and available with additional land, if required, subject to negotiation.

THE PROPERTY The sale of 'The Orchard Barn' provides an exciting and increasingly rare opportunity to purchase an attractive detached barn for conversion, in an unspoilt rural setting, yet within seven miles of the cathedral city of Truro. PLANNING Conditional permission for conversion of the barn into a residential dwelling was granted on 27th October 2008 - application reference: PA12/1441/08/R. Subsequently, Cornwall Council confirmed on 14th July 2010 that building work had started, and on 26th February 2010 Cornwall Council authorised 'provision of a third bedroom, addition of two roof lights and alterations to internal layout'. Copies of these documents are attached. THE LOCATION Tolgullow Vean occupies a quiet, hidden setting, close to Scorrier Woods, and approximately one mile to the south-west of the village of Chacewater. Accessed off the head of a picturesque, private, long driveway, which serves just two other substantial properties, 'The Orchard Barn' enjoys a lovely sheltered setting, far from passing traffic, amidst its own lovely grounds, and surrounded by unspoilt neighbouring countryside. Excellent village amenities are readily available within St Day and Chacewater; the Bissoe Valley Cycle Path leads to Portreath on the north coast and Restronguet Creek on the south, and the unrivalled amenities within the cathedral city of Truro, an approximate fifteen minute drive away, including the Royal Cornwall Hospital, Sixth Form College, the county's finest range of schools, council offices, law courts, excellent shopping centre, restaurants, leisure amenities and main-line rail link to London (Paddington). The port of Falmouth, and rapidly expanding university campus at Tremough, is approximately eight miles away and being situated so centrally, the property is perfectly positioned for both the north coast surfing beaches, and south coast sailing waters. THE GROUNDS From the head of the approach drive, a new entrance to 'The Orchard Barn' will be created by the purchaser, providing private access along the southern boundary of the formal gardens for the main house, 'Tolgullow Vean'. Gardens completely surround the barn, ensuring a high degree of privacy, with the main garden area being located to the west, where there are mature trees and an ancient orchard. The grounds included within the sale extend to approximately 1/2 acre or thereabouts. THE BARN The proposed dwelling has been designed to retain and enhance the original historical features. The plans show double glazed timber casement windows and doors painted in natural French Grey, Conservation Grade escape roof lights will be used in the roof, the existing pitched roof is to be replaced in natural sale, all flashings and other weatherings will be in lead and the proposal is for rainwater goods to be in galvanised steel. The proposed layout provides an open-plan kitchen, dining and lounge area with vaulted ceiling and, also to the ground floor, a utility room, bedroom and bathroom. Upstairs, there are two further double bedrooms, one with a private en-suite shower room, and we understand the total proposed floor area extends to approximately 96m? or thereabouts. ADDITIONAL LAND The purchaser of 'The Orchard Barn' will be provided with the opportunity to purchase additional land if required, of up to seven acres, subject to negotiations. The sale of block-built stabling with power and water connected will also be considered GENERAL INFORMATION PLANNING INFORMATION Available on the Cornwall Council website, on-line planning register. SERVICES We are advised mains gas and electricity are readily available but prospective purchasers should make their own enquiries through the relevant providers. A mains water supply from the main house, which benefits from an agricultural water rate, will be provided; and the plans provide for a new biodisc klargester treatment plant. TENURE Freehold. Proceed along this road for approximately one mile and the entrance to 'Tolgullow Vean' will be found on the right-hand side before the crossroads.
