" LOCATION:
Redruth is a small commercial town, with a population recorded in 2001 of 12,352. A museum organised by the Old Cornwall Society is housed in the Town Council office at the bottom of the main street.
Redruth is also home to Carn Brea, which has historical interest. Key shops and other outlets within the town centre include a multi-screen cinema, a covered market way, the Cornish Studies Centre, an old butter market, various antique shops, a second hand book shop and two supermarkets. Off the main high street (Fore Street), there are two separate specialist shopping areas, Bond Street (to the south of the railway station) and Green Lane to the north. The new street landscaping includes wooden seating, with granite furniture, new signposts, street lights and litter bins, and two sets of bronze 'dogs', which were cast from the boots of former tin miners by sculptor David Kemp. The town has a burgundy colour theme, which is in the new Public Realm regeneration to highlight the town's name.

DIRECTIONS:
From the South, head northwest on A393/Lanner Hill. At the Sandy Lane, Lanner Hill, roundabout take the first exit towards Redruth Town centre, continue for 0.5 miles. No 135 is on the left straight just after the traffic lights.

GENERAL:
Recently refurbished, this classic three bed semi-detached house has many period features, a well equipped, modern and spacious kitchen diner, super family bathroom and gas central heating.
There is a small walled front garden with a drive and low maintenance rear garden with ample parking beyond.

APPROACH:
Situated on the west side of Falmouth Road near the junction with Clinton Road the  property has a traditional granite front elevation. There is a shared drive to the right of the house, which leads down to two+ private parking spaces beyond the rear garden.

KITCHEN:    3.20m by 2.20m   10'6" x 7'3" 
The Kitchen has a comprehensive range of wall base and drawer units, with dark granite effect roll edged work tops, which accommodate a gas hob, with extractor over and a one and a half bowl stainless steel drainer sink, with mixer tap and double glazed window over. The splash backs are tiled, the floor is vinyl, the oven  and dishwasher are integrated and there is space and plumbing for a washing machine. The gas boiler is housed in a matching cupboard, the lighting is distributed and there is a 4 seater breakfast bar.

Return to the hallway and ascend to the first floor.

LANDING:
The landing has a mains smoke detector and gives access to the bedrooms and bathroom by traditional doors and the loft by ceiling hatch.

BEDROOM 3:    3.96m by 2.10m   12'12" x 6'11" 
Currently used for storage, Bedroom 3 is lit by a sash window in the front elevation, a radiator and picture rails.
