" LOCATION:
Redruth is a small commercial town, with a population recorded in 2001 of 12,352. A museum organised by the Old Cornwall Society is housed in the Town Council office at the bottom of the main street.
Redruth is also home to Carn Brea, which has historical interest. Key shops and other outlets within the town centre include a multi-screen cinema, a covered market way, the Cornish Studies Centre, an old butter market, various antique shops, a second hand book shop and two supermarkets. Off the main high street (Fore Street), there are two separate specialist shopping areas, Bond Street (to the south of the railway station) and Green Lane to the north. The new street landscaping includes wooden seating, with granite furniture, new signposts, street lights and litter bins, and two sets of bronze 'dogs', which were cast from the boots of former tin miners by sculptor David Kemp. The town has a burgundy colour theme, which is in the new Public Realm regeneration to highlight the town's name.


DIRECTIONS:
From the south of Redruth, head north west on A393/Lanner Hill. At the Sandy Lane, Lanner Hill, roundabout take the second exit and head north up Sandy Lane on the A393, follow the A393 road for 1.9 miles crossing two roundabouts. At the next roundabout take the first exit (sharp left) onto the A3047 after 0.1 miles turn left into Cardrew Way. Turn left into Treganoon Road after 150 yards and take the first left into Penlean Close and keep to the left. The property is on the left after 150 yards.

GENERAL:
Penlean is a spacious two bed detached bungalow located in a cul-de-sac, with a large lounge, fitted kitchen, conservatory and shower room. The property is fully double glazed with gas central heating and an enclosed secluded rear garden with a 23โ€™ garage.

APPROACH:
Situated near the end of a cul-de-sac Penlean has a stone clad front elevation, a drive leading to the Garage on the right, a pathway on the left and lawn to the front. The recessed front door is on the right hand side of the drive up a shallow step adjacent to an outside light.

The Kitchen has a range of wall, base and drawer units, roll edged light work tops house a one and a half bowl drainer sink with mixer tap over and an electric hob with built in oven to the side and extractor above. The splash backs and floor are tiled, there is space and services for a washing machine and fridge freezer and a glazed door, with window adjacent, opens to the conservatory.

Return to the hallway and turn right to the lounge.


LOUNGE:  4.83m by 4.15m max   15'10" x 13'7"
The lounge is lit by a double glazed window in the side elevation and patio doors opening to the conservatory, heated by warm air and electric fire in feature fire place and finished with skirting boards and coving. The room has distributed lighting, a TV connection and telephone point.


CONSERVATORY:  6.67m by 2.56m   21'11" x 8'5"
The well proportioned conservatory with poly-carbonate roof, is currently used for dining, has double glazed windows overlooking the garden, light and power points. There is also access to the lounge, kitchen and garden.


BATHROOM:  3.21m by 1.51m  10'6" x 4'11"
The suite is coloured and comprises of a 1.2m shower enclosure with electric shower, pedestal wash hand basin and low level WC with close coupled cistern. Three walls are tiled and the room  illuminated by an obscure high level double glazed window in the side elevation, has a heated towel rail, shaver point, light and coving.


BEDROOM 2:  3.60m by 3.42m   11'10" x 11'3"
A window in the front elevation overlooks the approach, warm air vent provides warmth and the room has a mirror fronted wall of built in wardrobes (not included in the dimensions).


BEDROOM 1:  4.42m by 2.51m   14'6" x 8'3"
Warmed by air vent, the double aspect room also has a wall of mirror fronted wardrobes and is finished with skirting boards and coving.

The rear garden is enclosed and secluded, mainly laid to chippings with interspersed slabs with pot plants above, there are some larger shrubs and a small area of lawn. There is also access to a side pedestrian door to the garage.
