" Close to the head of this picturesque unspoilt tree-lined creek, between the sought-after villages of Port Navas and Constantine, close to the Helford River, a quite exceptional circa 200 year old detached cottage offering 4-bedroomed accommodation of immense charm and character, standing in exquisite gardens and grounds, including meadow, woodland and orchard, bordered to the western boundary by a fast-flowing stream, in all approximately 2.5 acres of idyllic grounds.

THE PROPERTY In our clients' ownership for the last twenty two years, 'Polwheveral Cottage' is understood to date back approximately 200 years to a time when dozens of inland quarries were renowned the world over for their quality of granite transported, literally, past the door of 'Polwheveral Cottage' for many landmark buildings including London Bridge. Set within just a few yards of the creek, 'Polwheveral Cottage' enjoys an idyllic, unspoilt setting in this Area of Great Landscape Value, on the northern banks of the Helford River, between the sought-after villages of Port Navas and Constantine. Sympathetically extended by the previous owners approximately twenty four years ago, our clients have conducted a comprehensive list of further works to the property including re-roofing approximately ten years ago, updating to the drainage system, the construction of a versatile outbuilding, again with natural slate roof, providing garaging, timber and boat storage etc, together with exhaustive works to the quite exceptional gardens and grounds which extend, in total, to approximately 2.5 acres. Well enclosed formal gardens surround the cottage and include many sheltered, sunny sitting-out areas with granite and gravel sun terrace immediately adjacent to the accommodation, sheltered patios and shrub and lawned terraces from where, in particular, there is a view of quite extraordinary beauty over the grounds and surrounding wooded countryside to the creek. To the western side of the cottage there is a picturesque meadow with independent gated access, to the north of which lies ancient woodland and a charming orchard, running up the valley and bordered along the entire western boundary by a fast-flowing boulder-strewn stream. An ancient pathway from Polwheveral to Ponjeravah and onto Constantine, lies between the cottage, meadow, woodland and orchard, over which a gravelled driveway leads to the parking area and outbuilding, to the rear of the cottage. Throughout, the accommodation offers much charm and character with deep silled small paned casement windows, beamed ceilings and open fireplaces to the main reception rooms. A charming stable door provides access from the front garden, with a pretty view towards the creek, and a further stable door from the very sunny side terrace provides direct access to the double aspect kitchen with Heritage cooker. The reception rooms include a delightful triple aspect sitting room, dining room with inglenook fireplace and breakfast room with cloakroom off. Two bedrooms and the family bathroom are found off the front landing (the original cottage), with two further bedrooms, one en-suite, from the rear landing with staircase rising from the breakfast room. In all, a distinctive home of great character which is guaranteed to impress in respect of its accommodation, grounds and setting and we, the vendors' Sole Agents, recommend an early and immediate viewing appointment. THE LOCATION Polwheveral Creek is a picturesque tree-lined tributary of the Helford River, one of the country's foremost day-sailing locations. We understand moorings can be laid, subject to approval from the Duchy of Cornwall, in the creek and there is access via a public footpath. The well served village of Constantine, a few moments' drive away or an approximate twenty minute walk via Ponjeravah, provides exceptional day-to-day amenities including hairdresser, two general stores, one with sub-post office, community halls, pub, social club, church and county primary school.
