LOCATION:              
The ancient deep water port of Falmouth is situated in South West Cornwall, eleven miles south of the county town Truro. Falmouth has four superb beaches: Gyllynvase, Castle, Swanpool and Maenporth. In Victorian times, Falmouth's world-wide links across the sea led to the development of public gardens containing wonderful collections of exotic plants. With marina facilities for the yachtsman and quays for visiting cruise liners, Falmouth is never short of interest and spectacle for the visitor or resident. Mylor is about 5 km north of Falmouth as the crow flies but about 8 km by road. It lies at the head of Mylor Creek, an arm of Carrick Roads. It has a post office, newsagent, grocery store, fishmonger, an excellent butcher, a pub (the Lemon Arms), a dental surgery and Mylor Bridge Junior School. It has a church in the nearby village of Mylor Harbour (St. Mylor, from which the settlement takes its name) whose origins have been traced back at least 1200 years and, as such, is one of the oldest churches in the county.

DIRECTIONS:          
Headed North West on Commercial Road in Penryn, turn right into Church Road, go up the hill and continue on Bissom Road and Rose Hill to the mini roundabout at the South end of Mylor (about 1.6 miles from the turn). Continue up Lemon Hill which becomes Passage Hill. Bonython Close is on the right about 0.1 miles from the roundabout. Follow the Close round to the right No 34 is on the left after another 0.1 miles.

GENERAL:
Bonython Close is an attractive and well presented two bed semi detached bungalow in an ideal location (a pleasant half hour walk to Mylor Harbour), with full double glazing, lounge, large fitted kitchen diner, shower room with gardens front and rear.

APPROACH:
Bonython Close is a quiet cul-de-sac just above Mylor Creek and very close to the shop and pub. The property is set back from the road by a grass bank and has views towards the boatyard at the top of the Creek.

HALLWAY:
Open the recessed double obscure glazed  UPVC door  to the  Hallway, the bedroom 1 is to the left, the shower room is to the right. Bedroom 2 is past the shower room on the right and the lounge (which is opposite) leads on to the the lounge diner. The floor is laminate, there is a tall and deep cupboard which has a ceiling hatch to the loft.

LOUNGE:  3.54m by 3.01m  11'7" x 9'11"
The lounge houses the airing cupboard with hot water tank and emersion heater, a further tall cupboard. There are connections for the television and telephone and  a pair of double small paned glazed doors open to the kitchen diner.

KITCHEN DINER:     4.31m by 3.46m           14'2" x 11'4"
The room has a comprehensive range of wall, base and drawer units with roll edged work tops housing a stainless steel drainer sink with mixer tap over. There is ample space for white goods and cooking appliances and also room to seat six in comfort. Light is admitted by a pair of double glazed windows in the rear elevation and French door to the side elevation, which also gives access to the rear garden. The finish includes tiled splash backs and floor.

Return to the hallway and enter bedroom 1

BEDROOM 1:             3.74m by 3.56m           12'3" x 11'8"
A double glazed picture windows in the front provide illumination and a pleasant view, there is a laminate floor, skirting boards and a TV connection.

SHOWER ROOM:                  2.57m by 1.41m           8'5" x 4'8"
The white suite comprises; shower cubicle with electric shower over, wall mounted wash hand basin and low level WC. The wet areas are tiled,  light comes from an obscure double glazed window in the front elevation and a  wall mounted heater provides warmth.

BEDROOM 2:             2.72m by 2.39m           8'11" x 7'10"
Bedroom 2 is lit by a double glazed window in the side elevation and finished with skirting boards.

OUTSIDE:
The rear garden is enclosed, and has a terrace which houses a summerhouse, drying area and shed.
