An extremely stylish and exceptionally well presented family home
of extravagant proportions set in a quiet, tucked away location
within the fabulous village of Mawnan Smith, close to Helford River
and Falmouth Bay. Offering a total of 7 bedrooms to include an
integral, self-contained 2 bedroom annex.
Bosvethan is an extremely spacious and versatile four / five
bedroom family home measuring an impressive 4352 Sq ft, with an
additional two bedroom self-contained first floor apartment,
situated in a charming rural location of the edge of the village of
Mawnan Smith.
The property itself sits within a generous level plot of
approximately ? an acre, situated at the end of an exclusive
private lane, accessed from Carlidnack Lane. This low maintenance
property was built and completed in 2002 to an exacting standard
which does credit to the vendors and provides a splendid array of
rooms which include: a spacious family room with under floor
heating and vaulted ceiling, formal sitting room, separate dining
room, kitchen/breakfast room, conservatory, study, utility room and
cloakroom. The bedrooms are located at the northern end of the
property where there are five in total, two of which offer en-suite
facilities, whilst the fifth is currently being used by the vendors
as a study. Also at this end of the property is the family bathroom
together with utility room and cloakroom/WC.
The large family room is of particular note as this part of the
property was recently added in 2010 to create a generous open space
for family living. This room offers the wow factor as there are
large windows at all sides providing a delightful outlook over the
surrounding gardens together with a vaulted ceiling, exposed timber
beams, with tiled floor and under floor heating.
The kitchen / breakfast room features an oil fired Alpha range
cooker and a selection of built-in Neff appliances. The Alpha also
works as the properties boiler, heating both the ground floor and
first floor.
On the first floor there is a two bedroom apartment which again has
been decorated to the same exacting standard as the main property.
The apartment offers a spacious kitchen and separate sitting /
dining area, a mezzanine sitting area, family bathroom and two
double bedrooms, with the master providing en-suite facilities.
This area provides any new purchaser a number of options from
simply using this space to accommodate a dependent relative or
family member to using it as a money generator by either renting on
a holiday let basis or short hold tenancy basis.
Externally the gardens and grounds wrap around the entire property
and offer a great area for outdoor family living. The current
vendors have spent many hours creating a wonderful garden awash
with colour and stocked with a range of mature specimen plants and
shrubs. There is a generous terrace, vegetable plot and outside
workshop also within the gardens. To the front of the property is a
spacious driveway which provides access to the double garage with
integral access into the main home.
In all, this fine property provides a wonderful amount of space for
a family or those wishing to accommodate a large family when they
visit, therefore we suggest an early internal viewing to avoid
disappointment as property in such a location coupled with the
size, space and d?cor on offer rarely come into the market
place.
