" A deceptively young and most appealing double-fronted stone-faced cottage within a quiet and select 'mews-style' development of cottages, just off one of Penryn's historic opeways, providing well proportioned and recently improved accommodation with timber sash-style windows, gas central heating, rear courtyard and a private parking space.

THE PROPERTY Constructed in the 1980's to resemble some of the older cottages in this highly central yet quiet area of Penryn town, this particular cottage sits in an excellent position at the end of a terrace of three, with side access to the rear courtyard which is extremely well enclosed with high stone walling. The conveniently near parking space is a real rarity and asset in this central position. Inside, a central entrance hall provides access to the living accommodation on either side of the central staircase. The sitting room, which has windows to the front and rear, also leads directly onto the courtyard via a rear door. The kitchen is also double aspect, has a 'Farrow & Ball ' influence and features comprehensive worksurface space, ample space for utilities, large under-stair storage as well as space for dining furniture. Upstairs, a first floor landing with, to the rear, elevated views towards Penryn's upper river and a view over the yacht masts to surrounding countryside can be enjoyed. Two bedrooms, one particularly deep main bedroom, are served by a tastefully updated white bathroom suite also off the landing. THE LOCATION Russell's way is located off a quiet ope immediately behind and on the lower side of the main street within Penryn's town centre, which connects with the town's free car park (within sight of the front door) and, consequently, enjoys a tucked-away position, yet still within a few moments walk of the excellent range of day-to-day amenities including junior school, church, various pubs, general stores, post office, restaurants, bank, bus and rail services that Penryn has to offer. The expanding university campus at Tremough is within an approximate ten/fifteen minute walk; Penryn's railway station provides direct access into nearby Falmouth and the cathedral city of Truro (approximately twelve miles), the county's legal, administrative, health, commercial and retailing centre. Excellent leisure amenities are available in both Penryn and Falmouth including numerous sports clubs, many restaurants, galleries, National Maritime Museum, cinema, sandy bathing beaches, together with access onto the unrivalled day-sailing waters of the Carrick Roads and nearby tree-lined creeks of the Fal and Helford River areas. THE ACCOMMODATION COMPRISES (All dimensions being approximate) A slate laid front pathway with stone-edged borders and flower beds either side, lead up to the traditional-style obscured glazed timber front entrance door, opening into the:- ENTRANCE HALL A traditional, central entrance area with part glazed timber panelled doors leading to both living areas on either side of the cottage.
