" LOCATION: 
Penryn is a small but busy town near to the port of Falmouth and just 9 miles from Truro. It lies on a promontory between two creeks and is a centre for sailing with its boatyards and chandlers. Penryn dates back to the thirteenth century and its narrow cobbled streets and old buildings reflect its historical past.
There are several restaurants, cafรฉs and pubs in the town and lovely sandy beaches are within a short distance, while there are many walks through woodland and along river banks.

DIRECTIONS: 
Travelling from Falmouth on the B3292, cross the Penryn bridge and at the traffic lights turn left into Quay Hill towards the town centre.
Climb the hill through the town centre for a total of half a mile, 34 Helston Road is on the right 150 yards into the one way system.

GENERAL: 
This is a well presented terraced house on three floors with commanding views over Penryn and the Fal Estuary, the kitchen diner is modern and well equipped there is a lounge with real fire, three bedrooms, a shower room and courtyard garden.

APPROACH:
Helston Road is at the top of the town, a short walk to the town centre and close to the Station. As you descend the hill to No 34 the estuary is visible on the right of the terrace.
The cottage is granite fronted and has a wooden glazed door to the hallway. Turn left into the Lounge

HALLWAY:  3.50m by 0.89m   11'6" x 2'11"
The hallway has a wooden floor, houses the high level electrical consumer unit, has a radiator and gives access to the lounge and kitchen diner.

LOUNGE:  3.68m by 2.95m   12'1" x 9'8"
The lounge is lit by a wooden double glazed window in the front elevation with window seat below, has skirting boards, coving, display alcoves and a gas fire in polished marble feature fire place.

KITCHEN DINER:  3.40m by 3.36m   11'2" x 11'0"
Lit by a double glazed window in the rear elevation, this room has a comprehensive range of modern wall, base and drawer units with dark granite effect roll edged work tops which house; a stainless steel  drainer sink with mixer tap (and window) over and gas four ring hob with extractor over. The white suite comprises; shower cubicle with shower over, low level WC with close coupled cistern. and pedestal wash hand basin. The walls and floor are fully tiled, there is a heated towel rail and an obscure double glazed window in the rear elevation provides light.

Return to the kitchen and climb the stairs to the first floor.

LANDING:
The landing has a double glazed window to the rear elevation, smoke detector and gives access to the bedrooms and stairs up.

BEDROOM 1:  3.41m by 3.32m  11'2" x 10'11"
Bedroom 1 has a built in cupboard, fine views through the double glazed window in the rear elevation and is finished with skirting boards and coving.

BEDROOM 2:  4.01m by 2.52m   13'2" x 8'3"
Lit by a wooden double glazed window in the front elevation, bedroom 2 has a built in cupboard, under stair storage, a radiator, coving and skirting boards.

Take the stairs (between the bedrooms up to bedroom 3).

BEDROOM 3:  4.27m by 3.72m   14'0" x 12'2"
