" A Grade II listed early Victorian property. Two reception rooms, kitchen/breakfast room, three beds, family bathroom, shower room, gardens, parking, self contained top floor apartment, open plan living area, one bedroom. bathroom, annexe with potential for conversion to open plan living area with bedroom above.

SITUATION The property is situated within an elevated position within the town, enjoying far reaching views along with being within walking distance to Totnes town centre and mainline railway station. The house is accessed via Plymouth Road and a private lane to the rear. Totnes is a bustling market town full of interest and with a range of independent shops and recreational facilities. The town is one of Devon's gems, full of colour and character, that stems from a rich cultural, historical and archaeological heritage. The facilities include a hospital, a wide range of good local schools, two supermarkets, interesting range of independent shops and galleries together with riverside walks, the Guild Hall, churches and its very own Norman Castle. There is a mainline railway station to London Paddington.   DESCRIPTION Gothic Lodge is a handsome early Grade II listed Victorian house with Gothic influence in the architecture. The accommodation is arranged over three floors with many architectural features including an attractive stained glass window and staircase. On the ground floor there is a Kitchen/breakfast room, drawing room, dining room and cloakroom. On the first floor there are three 3 bedrooms with en suite shower room and family bathroom. A top floor, self contained one bedroom flat may be accessed externally from a spiral staircase or from internal doors through inner hallway on the first floor. An annexe to the side of the kitchen/breakfast room has potential for conversion to an apartment with a bedroom above subject to the necessary planning consents.
