" A most attractive Barn Conversion set in a small select group of barns on four sides of a quiet grassed courtyard, but with its own private garden.

Briefly comprising:- Ground Floor Entrance Hall with door to Study/Library or Bedroom 4, Breakfast Room, Laundry/Utility Room and Shower Room. On the first floor is the 'L' shaped Lounge and Kitchen/Dining Room. On the top floor are 3 Bedrooms and Bathroom. Outside is a private garden, garage and car parking.

SITUATION
The property stands in a delightful rural location within a short drive of the coastlines at Bantham and Challaborough. It is also within an easy drive of both Modbury village and the estuary town of Kingsbridge and beyond to Salcombe or Totnes. The property is within easy reach of all the amenities of this charming South Hams area, with the busy local village Modbury offering all the services that would be needed. DIRECTIONS
From Totnes take the Kingsbridge road passing through Harbertonford and Halwell villages keeping in the direction of Kingsbridge. Just after the turning to East Allington and before you enter Kingsbridge itself, you arrive at a mini roundabout, bear right and drive to the next junction passing across that junction and driving to the next roundabout where you turn right towards Aveton Gifford, passing through the village on its ring-road you will see a slip road turning on your left, sign posted Ashford which takes you towards Combe. Continue along this lane until you see the signpost on your right hand side directing you to a left hand turning with the name Combe on the sign. Take that left turn and proceed down this lane, ignoring a turning on your right to Knowle, take the next, bearing right and at the bottom of the hill take a turning right into the private drive, leading into the car parking of Combe Farm Barns.

CONSTRUCTION
Built of traditional stone and slate, the barns were sympathetically and tastefully converted and refurbished and number 5 now provides a very spacious home, finished to a good standard.

Central heating is from an oil fired system with natural flame gas fire in the lounge served by gas cylinders.
