" A superbly presented cottage property within a prestigious award-winning coastal development just yards from the coast path. Open plan living/dining/kitchen room. 2 Bedrooms (1 en-suite). Family bathroom. Private garden. Ample private parking. Additional storage.

SITUATION Set on the cliffs of South Hallsands, Prospect House was borne out of the old hotel built by the Trout sisters which has been beautifully and sympathetically restored and converted into 16 award winning luxury apartments and mews. Edith Mews is set within the beautiful, landscaped communal gardens which include a cliff-top relaxation area, a generous heated outdoor swimming pool and an all-weather tennis court.

Start Bay has a magnificent coastline of high sweeping cliffs which line the Eastern Coast of the South Hams, interspersed with long beaches and character filled fishing villages with their colour-washed cottages, cafes, shops and old-fashioned country pubs such as the highly regarded Cricket Inn at Beesands, just a 15 minute walk along the coastal footpath.

The South Devon Coastal footpath - which passes alongside Prospect House - offers miles of glorious walks: to the south there are many secluded coves and sandy beaches including Lannacombe, Mattiscombe as well as the ones very few know about, whilst to the north is North Hallsands, Beesands and Slapton Ley a narrow strip of land two miles long separating the nature reserve and freshwater Ley from the English Channel.

Nearby, and with a few minutes walk of Prospect House, is North Hallsands, a small fishing village with a handful of properties and secluded beach. Flanked by a Site of Special Scientific Interest and a haven for wildlife and bird lovers, it is also perfect for launching a small boat.

Prospect House is also within easy reach of Kingsbridge, Dartmouth and Salcombe, which is easily-accessed by ferry from East Portlemouth. DESCRIPTION 1, Edith Mews is a well-designed, semi-detached 'cottage-property' with beautifully presented accommodation, finished very much in the 'New England-style' with soft, sea-washed colour schemes, light-wooden flooring and understated fittings, all combining to create an easy-living and most fashionable coastal home.

The property is approached at ground floor level into the entrance hall, dominated by full-height glazed windows to the front which allow light to flood in and extend to the vaulted first floor. A dog-leg staircase - with a cupboard below - leads up to the first floor, whilst doors lead off from the hall to the bedrooms. Unlike the rest of the property (which has white-wooden flooring) both bedrooms have carpeted floors and doors leading out to the balcony at the rear. The master bedroom also has en-suite facilities which, like the family bathroom, is wood-panelled to the dado height and fitted with stylish white Laufen suites with chrome fittings and Italian tiling.

The stunning first floor living room is certainly a principal feature of the property though. With its vaulted and wood-boarded ceiling, this triple aspect room enjoys delightful, pastoral views over, firstly the communal swimming pool and grounds and then beyond to rolling, quintessential South Hams farmland.

The kitchen area is extensively fitted with a range of 'shaker-style' hand-painted units with generous black-granite worksurfaces, Villeroy Bosch sink and in-built appliances including oven and hob, upright fridge/freezer, washer/dryer, dishwasher and microwave oven. OUTSIDE Externally, the property benefits from two allocated parking spaces to the front and side whilst at the rear, in addition to the balconies on both floors, there is a quite delightful, mainly gravelled and good-sized private garden with direct access to the heated communal pool.

In addition to the pool, the owners of the cottage also enjoy use of all the communal facilities which include an enclosed garden at the front of the main house and the all-weather tennis court. There is also a storage facility within the grounds. CONTENTS 1, Edith Mews is also available as seen on a 'lock, stock and barrel' basis, with the web site, by separate negotiation, if required, for ?25,000, thus offering a potential purchaser the ideal opportunity to acquire an exceptional and secure holiday home or investment property with a proven income-earning opportunity. Further information can be obtained from the owners web site: www.edithmews.com.
