" A charming attached period cottage situated in an idyllic Dartmoor location in the heart of a private country estate. Sitting room, farmhouse kitchen with Rayburn, utility room, 3 bedrooms and bathroom. Courtyard, garden, paddock with outbuilding.

SITUATION 1 Leighon Cottages is a period cottage situated in the heart of the private country estate of Leighon House, situated on the fringes of the popular Dartmoor village of Manaton. Manaton has a pub and medieval church. The well known Moorland town of Widecombe-in-the-Moor lies some three miles distant and has a wider range of shops, services and amenities. The larger town of Bovey Tracey lies some six miles distant, and Newton Abbot is thirteen miles, both towns offer a wider range of shops, services and amenities. The university and cathedral city of Exeter lies twenty one miles to the north east, and has a wide range of facilities as would be expected from a regional centre of this size.   Being located within a private estate, surrounded by hundreds of acres of unspoilt moorland the cottage is ideally situated to make the most of the wide range of locally available outdoor pursuits such as walking and riding. The South Devon coast lies approximately one hours drive away, again giving access to a wider range of activities. DESCRIPTION 1 Leighon Cottages is of rendered elevations beneath a tiled roof and has accommodation comprising sitting room with open fire, farmhouse-style kitchen with Rayburn, utility room, three bedrooms and family bathroom.   To the front of the property is a garden with granite outcrops, shrubs and lawned areas. To the rear is a courtyard. In addition to the garden is a separate paddock adjacent to the property which has a substantial outbuilding. OUTSIDE The property is approached from the main private estate drive via a farm track which sweeps up the side of the cottage. There is a gateway to the rear courtyard and kitchen door. The main door of the property lies to the front and can be accessed through a second gateway from the track. The principal garden lies to the front of the cottage and is laid to lawn interspersed by a wide variety of shrubs. Of particular note are the number of granite outcrops. To the rear of the cottage is a courtyard and GARAGE. The farm track continues up past the rear of the property and on to the paddock which is surrounded by further farmland. There is an outbuilding in the paddock which internally is divided into stalls.   Overall the property amounts to about 0.33 acres. DIRECTIONAL NOTE From Exeter take the A38 towards Bovey Tracey/Plymouth and take the Drumbridges exit signposted Newton Abbot and Bovey Tracey. Follow the signs into Bovey Tracey. At the first roundabout go straight on following signs to Bovey Tracey and at the second roundabout turn left signposted Manaton. Following the road out of the town and up onto the open moorland, continuing towards the village of Manaton, past Becky Falls. Just before the sign denoting Manaton turn sharp left at Leighon Cross, signposted Beckaford. Continue for about ? of a mile, turning right through the white gates signposted Leighon House. Continue along the private driveway passing through a second white gate and the driveway for 1 Leighon Cottages will be the second turning on the right. SERVICES Mains electricity.
