SITUATION Lower Bonehill Farm sits nestled on the west-facing slope of Widecombe valley below Bonehill Rocks and Chinkwell Tor, having fine views over the land, the village, and Hamel Down beyond. The village of Widecombe-in-the-Moor, famous for its yearly Fair, is a popular tourist destination and respite for many a moorland walker and rider. Amenities include several caf?s, pottery gallery, National Trust and other shops including a grocery with P.O. Services, well regarded primary school and pre-school, two popular public houses (The Old Inn and Rugglestone Inn), and a thriving wider community. Widecombe sits almost equidistant from the towns of Bovey Tracey and Ashburton, which offer more comprehensive facilities and amenities. There is easy access to the A38/Devon Expressway for Plymouth, Exeter, and the M5 and Newton Abbot railway station, approximately 12 miles, has main-line services to London Paddington. DESCRIPTION & ACCOMMODATION Lower Bonehill Farm is a traditional Dartmoor granite farmstead with cross-passage longhouse at the heart of a complex of beautiful granite outbuildings. Although built in a traditional style and brimming with character features, the house and parts of the Stables and the Long Barn have been sympathetically modernised to create a comfortable and elegant family home with plenty of space for expansion and a variety of uses, subject to the necessary permissions. The land encircling the house and outbuildings totals approximately 3 acres, with two separate enclosures. Paddocks, measuring approximately 4.5 acres and 8 acres are perfect for dog walking, horses and livestock, or to keep under current letting arrangements with ever-ready local farmers. The ownership of Lower Bonehill Farm also affords Common Rights to graze livestock on Widecombe Common. From Exeter, exit the A38/Devon Expressway at Drumbridges roundabout signposted for Bovey Tracey. At the second roundabout, follow signs for Haytor and Widecombe, continuing past Haytor Rocks on the right and on down Widecombe Hill. Immediately after the river at bottom of hill, turn right and proceed for 0.3 of a mile. Lower Bonehill Farm is the granite farmstead on the right.
