" 1930's detached Colonial style bungalow set in large level grounds offering 3 double bedrooms, 2 receptions, sun room, kitchen / breakfast room, shower room and cloakroom with ample gated off-road parking, double garage, workshop and potting shed, all set in a third of an acre. EPC Band D.

SITUATION Set on the eastern fringes of Torquay, some 4 miles from the town centre, Watcombe was famous throughout the world for its pottery started in 1871 by GJ Allen. Whilst the pottery has now gone, Watcombe is still a sought after destination thanks to its easy access into Torquay, its beautiful cliff top walks, conservation area and the beautiful drive east along the coast road to Shaldon. DESCRIPTION Greenacre is a fine example of the Colonial style properties built during the 1930s for ex-pats returning from postings abroad who liked the English Riviera's sunny climate and living in spacious and airy bungalows set well apart from their neighbours.
 
All of the rooms are of a good size and the two receptions, sunroom and master bedroom all overlook the gardens. The two other bedrooms are both good size doubles, and there is a shower room and separate WC. All of the bedrooms have their own wash basins. The bungalow also has the advantage of a loft room, accessed from a drop down ladder (itself a lovely piece of 1930s joinery) in the central hallway.
 
The south facing gardens are a particular feature of the property and are laid out mainly to the front and side of the house. The majority of the garden has been laid to lawn with mature border and island planting. There is also a kitchen garden with its own greenhouse. As it stands today the garden could easily suit a keen gardener who wants to create something special or someone who simply wants to sit, relax and enjoy the sun. Set to the rear of the house the outbuildings are arranged into a terrace consisting of a double garage, potting shed and workshop. To the side of the house is the gated off road parking / turning area which also has a second entrance enabling vehicles to drive in and drive out.
 
Whilst the bungalow is now in need of some cosmetic updating the underlying fabric is in fine fettle with double glazing, an efficient gas fired condensing boiler together with loft and cavity wall insulation. ACCOMMODATION A glazed porch with cloakroom opens into the large Kitchen / Breakfast Room at the rear of the bungalow. There is plenty of room here for cabinets, work surfaces and storage. Currently there are wood fronted cabinets with roll edge counter-tops to three walls providing plenty of space for washing machines, dishwashers and fridges as well as room for a dining table. A small cupboard on one side houses the boiler and hot water tank. Moving on into the central hallway there are doors off to all of the principal receptions, bedrooms, shower room and WC.
 
Set in the centre of the house is the Sitting Room which looks out over the garden. At over 22ft in length there is plenty of room for the whole family whilst a fireplace with living flame gas fire provides a central focus. French windows open into the sun room which is the ideal spot from which to enjoy the garden whatever the weather. To one side of the Sitting Room is the Dining Room which retains its original serving hatch through to the kitchen. This generously proportioned room also looks out over the garden. Moving to the other end of the bungalow one finds the master bedroom which makes the most of its views with its dual aspect and bay fronted windows. There are two fitted wardrobes and a wash basin set in a vanity unit. Bedrooms 2 and 3 are both good size doubles and also have their own wash basins. The shower room has been recently updated with matching white wash basin and a WC with concealed cistern as well as an over-size shower cubicle. There is a separate WC for added convenience. GARDENS & GROUNDS The large, south facing gardens are arranged mainly to the front of the house and have been mostly laid to lawn for ease of maintenance. Mature flower beds surround the lawn and there are two island beds immediately to the front of the sun room. To the side there is a kitchen garden and greenhouse which will delight keen allotmenteers or those owners looking to lead 'The Good Life'. The Grounds measure 0.299 acres (0.121 ha)
 
Moving on around to the rear of the property there is a range of outbuildings forming an informal terrace consisting of a double garage with an 'up and over' door, a potting shed and a workshop. To the front of the garage is a good sized parking and turning area with gated access to the road. The is another entrance just down from here that allows drive in/drive out access for vehicles making it easy and convenient for parking.
