" A delightful town house on a quiet leafy road in the much favoured Wellswood area. Close to amenities, 3 bedrooms, sitting room & dining room, conservatory, front and rear gardens, garage. EPC Band D.

SITUATION Located in the desirable Wellswood area of Torquay, a popular area thanks to its leafy and tree lined roads, quiet ambience and the parade of boutique shops, restaurants, coffee shops as well as the well regarded Kents Tavern. Torquay is the heart of the English Riviera, famed for its mild climate and crystal clear waters interspersed with palm fringed sandy beaches. This grand anchorage was favoured by the Royal Navy during the Napoleonic Wars and Torquay soon benefited from their presence as smart houses were built to accommodate the officers.
 
With a mild south-facing aspect, miles of sandy beaches and the arrival of the railway in 1848 Torquay's growth as a holiday destination for the rich and famous was spectacular. The harbour, with its large marina, palm trees and subtropical gardens, elegant Georgian terraces, as well as a myriad of bars and restaurants, one with Michelin-starred cuisine, remains the most attractive area. DESCRIPTION As well as its desirable Wellswood location, Gorse Bank is only a mile from Torquay's harbour and seafront, and the picturesque Meadfoot Beach is also within easy reach. There is a bus stop a short walk from the house and St Matthias Church is just around the corner. Gorse Bank is a well-proportioned home traditionally constructed over two levels and double glazed throughout. The house is charming and retains many original features. It has an open plan sitting and dining rooms, conservatory, well fitted kitchen, downstairs cloakroom/wc, plus three good sized bedrooms and a family bathroom. A pretty front and rear courtyard garden. There is private access from the garden to the garage in Ansteys Close. ACCOMMODATION Enter through the front garden into the entrance vestibule with marble tiled floor. There is another door giving access to the reception hall. Through a door to the right is the siting room with a large bay window overlooking the front garden. There is a feature fire surround and alcoves either side with useful storage space. The dining room is open to the siting room and has French doors, with glass panels either side, leading to the conservatory.
 
The conservatory is a particular feature of the house and can be accessed from the kitchen or dining room and also gives access to the garden via two sliding doors.
 
The kitchen has a modern range of gloss white fronted wall and floor mounted storage units under a granite transformation work top and black inset sink with stainless steel mixer tap. There is plumbing and space for a washing machine, alcove space for a fridge/freezer. There is a freestanding oven/hob with cooker hood housing extractor fan. Floor standing gas fired central heating boiler and a large cupboard space above.
 
Throughout most of the ground floor is light beech effect laminate flooring. There is a cloackroom/wc next to the inner front door.
 
From the reception hall stairs rise to the first floor landing where there is an airing cupboard housing the hot water tank and immersion heater. Loft access is via a loft ladder.
 
The master bedroom is at the front of the property with French door to a Juliet balcony giving views over the surrounding area, plus built in double wardrobe. Bedroom two has a fitted wardrobe plus a lovely view across the countryside and rear garden. Bedroom three may be used as a bedroom or study. The family bathroom is off the landing with a white suite including a Mira shower over the bath and attractive oak effect flooring. GARDEN & GROUNDS The front and rear garden are well stocked with an array of plants and shrubs, with paving front and rear for easy maintenance. The garage has full power, light and automated door. Private side entrance from the garden to the garage may also be used for storage. SERVICES Mains drainage, water, electricity and gas.
