CRANBROOK SCHOOL CATCHMENT AREA. Built by Millwood homes in the 1990s, this well appointed and further improved family home is now on the market for the first time since it was purchased from new. Situated in a private close at the end of the cul de sac, the property with a share of a private meadow owned by local residents is a short stroll from wonderful walks straight to Bewl Water.

The house itself offers great family accommodation with a living room to the rear with a lovely open fire and a dining room to the front with a box window. To the rear with views over countryside is the kitchen breakfast room with a range of base and wall units and ample space for a table and 4 chairs. There is also a built in oven and gas hob and a built in fridge and space and plumbing for a dishwasher and space for a fridge freezer. Double doors lead out to a spacious part brick built conservatory. This well built double glazed conservatory has a door leading out to a terrace where the current owners have bird tables and some garden furniture and the other door to the side leads out to the rear garden. The conservatory is almost always lived in during the summer months and has ample space for a sofa, table and 4 chairs, also the current owners paid for expensive internal blinds within the glazing giving shade when and where needed. The downstairs also benefits from a downstairs cloakroom and also an internal door leads to the double garage. The current owner currently uses one side of the garage as a workshop and has a door leading to the rear terrace. Also to the rear of the garage is a utility area, ideal for keeping the noise of washing machines and dryers away from the main house.

Stairs lead upstairs to a communal landing. Bedroom 1 situated to the rear of the property benefits from a wide range of built in cupboards and also a decent sized ensuite shower room with w.c, wash hand basin and walk in shower. Bedroom 2 and bedroom 3 are both situated to the front of the property and Bedroom 4 is situated to the rear. The well presented family bathroom has been recently updated and benefits from a panelled bath, w.c and wash hand basin. Although not to the original design of the property the current owners have utilised the space over the garage to create a decent sized study with velux windows to the side elevations. The room could also be used as a family room/ games room.

Outside the property benefits from a driveway with ample parking for several vehicles. To the rear with views in the distance of countryside, the garden is mainly laid to lawn with various shrubs and flower borders. A rear gate leads out to a lane to the rear. There is also a timber garden shed ideal for storage etc.

The property has a great deal of accommodation and is well presented throughout. To appreciate the accommodation and indeed the situation of this property a viewing is highly recommended. "
