" Description    A circa 1800s Grade II three bedroom semi detached cottage situated in the High Street within the village of Ticehurst. Unlike many period properties within the High Street, the property comes on a good sized plot of 0.25 acres and has off road parking for two vehicles. On opening the front door you enter the living room with open fire place. Walking through the property you then walk into the kitchen/diner with a range of wall units, space for oven, fridge freezer and plumbing for a washing machine. The kitchen has a rear aspect onto the rear garden. Through a small lobby there is the bathroom with a panelled bath, low level WC and wash hand basin with window to side. Up on the first floor are bedrooms one and three.

.    Bedroom one to the front and bedroom three to the rear. The owner commented that "waking up in the morning to the front garden and trees makes you feel you really are part of country life, yet with the beauty of only being a short walk into the centre of the village". Bedroom three is to the rear and has views over the rear garden. The second floor into the loft space is bedroom two, currently used as a teenagers den. Subject to planning consents there is potential to get a small ensuite into the room. The window is to the side.

Outside    As mentioned unusually for a period property of this type and especially within its High Street location the property benefits from a 0.25 acre plot tbc. A Gate leads to a path leading to the properties front door. The property is set off from the road with the property having the garden wrapping around the property. The garden has various trees to front and side and is mainly laid to lawn. There is lots of potential for substantial landscaping to create a gardeners haven. Parking is provided and offers two parking spaces and is big enough to park a works vehicle if so required. A shed is also situated at the rear of the garden, suitable for storage of garden equipment and bikes etc.

Situation    The property is situated in Ticehurst, within quarter a mile of the centre of the village which offers a doctors surgery, general stores, pharmacy, butchers, book shop/cafe and dry cleaners. Hourly bus services take you into Wadhurst, Wadhurst train station and the Spa town of Tunbridge Wells, where a wider selection of shops and amenities are on offer. Leisure facilities include Dale Hill Golf Club which includes a Championship Course, restaurants, hotel and gym facilities. Bewl Water is nearby, which is an outstanding venue for outdoor education and activity courses and also offers beautiful country walks, mountain biking, horse riding, etc. The property is also in the catchment area for Uplands Community College and a school bus services the village.
