This THREE bedroom semi-detached house is situated down a private track and is one of ten cottages of differing types, mostly dating from around the 1880's, overlooking the Kent Water valley which separates East Sussex from Kent. It has far reaching views over the valley to the front and open fields to the rear. It is rural and private.

Blackham is a hamlet: - there is a church, a village hall, a nine hole golf course and a few houses and scattered farms.

The cottage is configured on three floors, the loft conversion being a triple aspect room which is the principal bedroom. To the front of this room is a large Velux window with fine views across the valley.

There are two reception or living rooms, one of which has an open fireplace and the other a multifuel stove. In this latter room, French windows overlook the rear garden.

The kitchen has handmade cupboards, solid beech worktops, a walk-in larder with 'fridge, range cooker with extractor hood, concealed freezer, adjustable downlighting, stable door and a glazed quarry tiled floor.

The conservatory is constructed of brick and timber and is double glazed. It is south-west facing and overlooks the rear garden.

The bathroom is fully tiled in travertine stone tiling and has a suspended ceiling with downlighting.

Outside there is a double garage with incorporated workshop adjacent to the rear garden and there are four sheds and a log store in the front garden. The garage, workshop and three of the sheds have light and power. There are raised vegetable plots in the front garden as well.

The property is about a mile and a half from Ashurst (Kent) rail station. This is on the Uckfield to London Bridge line, with Southern trains making the journey to the capital in about 55 minutes. At present, parking is still free at Ashurst station.

Blackham is within about half a mile of the A264, equidistant from Tunbridge Wells and East Grinstead at about 7 miles. Buses are available to both towns. (Both have farmers markets). Groombridge is about 3 miles away and has a Post Office, bakery and a convenience store. Edenbridge is also around 7 miles distant.

There are two primary schools within a three mile radius, at Fordcombe and Balls Green. Excellent secondary schooling can be found in Tonbridge and Tunbridge Wells.

Blackham is within an Area of Outstanding Natural Beauty and is criss-crossed by public footpaths and bridleways. Ashdown Forest is a few miles distant. Notable grand and historic houses are Groombridge Place, Hever Castle, Penshurst Place and Chiddingstone Castle. The Bluebell Railway now starts from East Grinstead. The A21 to london and the coast is about seven miles distant and the M25 at Godstone about ten miles.
