" This fine former Doctor's house, believed to have been divided in 1952, has spacious family accommodation arranged over three floors. There are many period features including high ceilings, sash windows, and feature fireplaces throughout the house. Points of particular note include: The front door opens to a quarry tiled entrance hall also with double doors to the rear garden. The drawing room is a delightful room with an open fireplace with marble surround and hearth, fitted shelves and 2 pairs of French doors opening into the large conservatory which has underfloor heating and double doors opening to the garden. The kitchen has a range of fitted cupboards and drawers with work tops and a large sash window opening to the conservatory. The double aspect dining room has polished wood flooring and leads through to the family room/study with fitted shelves and feature fireplace. To the first floor there are 3 good size bedrooms with outlooks to the garden and 2 of which inter-connect and could be used as a dressing room. The family bathroom has a roll top iron bath and there is a well fitted shower room. To the second floor are two further good size bedrooms with views and useful attic space. The heating is by electric storage heaters.

Situation
Situated within the popular village of Groombridge the house is opposite the highly regarded St Thomas' primary school, and is within 0.25 miles walking distance of the local shops, pub and village cricket green. The village is on the Kent and Sussex border about 4.5 miles to the west of Tunbridge Wells, with its excellent shopping facilities at the Royal Victoria Place Shopping Precinct and historic Pantiles.

A shared driveway leads to the property and provides parking for several vehicles in front of the house and garage. The delightful well stocked and long west facing rear garden has been divided into several areas of lawn, with shrub borders, fruit trees and an attractive pergola.
