Its intertwining passages and architecture allow you to journey through time; remove its modern trappings and within a moment you could be back in the 15th century. The property has been updated and adapted with en suites and modern extensions, but has never strayed from its historical roots.

History
Little Singleton Farm was built in 1480 during the reign of Richard II with extensions (as attested by the engraving on the bedroom fireplace) in 1599. The property was awarded Grade II* listed status in 1967. The star suffix denotes an especially fine example of a dwelling within it's class and is applied to less than three percent of listed buildings. It was one of several Yeoman Houses in the parish of Great Chart, alongside Singleton Manor, Chilmington and Goldwell.

Location
Little Singleton Farm is set in the countryside on Goldwell Lane, 1.3 miles from the centre of Great Chart and 2.6 miles from Singleton. It offers a perfect balance of rural living and convenient access to shops and amenities. Ashford town centre and the train station are 3.4 miles away - from here there is a high speed train service into London St Pancreas with a journey time of 38 minutes. Ashford also benefits from superb motorway access serving both London and the coast from junctions 9 & 10 of the M20.

As well as access to and from the town, Ashford benefits from a wide variety of amenities. The William Harvey Hospital, the McArthurGlen Outlet Centre and a range of entertainment businesses (Cinema, Restaurants etc) at the Eureka Business Park being just a few of them. The town is also served by many schools. The closest schools to the property are the Godwyn school, The Friars school and Great Chart primary school. All have established reputations and are highly regarded.


The Property
It's impossible not to admire this imposing property - one side defined by a stone wall which snakes along the garden, separating the lawn and it's variety of fruit trees and shrubs from the shingled driveway. To the other side, the barn and the stables represent the ?working? side of Singleton Farm. This in turn opens onto the North paddock.

The main house showcases traditional building methods at every turn, with stone flooring, lath and plaster walls, exposed beams and original doors. The ground floor offers a large Kitchen with a full sized AGA, a Utility Area, formal Dining Room, Shower Room, Garden Room, a Lounge, Sitting Room and a lean-to garden room that works as a space to separate the house from the garden and the stables. Both the Lounge and Sitting Rooms have inglenook fireplaces as their centrepieces.

The first floor offers 4 bedrooms, each with individual charm and character. The master with en suite bathroom and bedrooms two and three both have an adjoining shower room or ?Jack and Jill?. The fourth bedroom, currently used as a study, has beautiful views over the surrounding land.

The hidden or ?secret staircase? leads to the second floor in the roof space. There are three generously proportioned rooms in need of some updating but affording breath-taking views.

In all, the gardens, grounds and paddocks are set in approximately 9 acres. A magnificent oak tree defines the perimeter to the west. Additional exterior features include a small lake with decorative bridge, a disused tennis court, a wooden outbuilding, an original brick lined 'Well' and a kitchen garden, walled to three sides and backing onto the stable block.
