" Description    The present house dates from 1779, when Sheffield Park House was remodelled in Gothic style, for the first Lord Sheffield by the architect James Wyatt. Capability Brown was commissioned to landscape the grounds. (the majority of which, whilst visable from the Estate and this Apartment, are now the respocibility of the National Trust). The house was sensitively divided in the 1980's and there are now 12 apartments within the main House. Approached from the main front door, the apartment shares (along with the other apartments in this part of the house) the grand reception hall, which has a large marble fireplace. Beyond the reception hall is a spectacular inner hall with a wide sweeping staircase, which divides and rises to a magnificent galleried landing with a central roof lantern. The apartment's own front door is approached from the first floor landing. Inside you will find a Sitting Room, Dining Room and Kitchen/Breakfast Room all with either original or refurbished sash windows

Situation    4 Sheffield Park House is an apartment situated on the first and second floors, within this historic Grade I listed mansion, which is set in in a magnificent parkland of approximately 42 acres, and adjacent to the renowned Sheffield Park National Trust Gardens. The picturesque village of Fletching, about 2 miles distant, has a church, a primary school and is well known for The Griffin Inn, a popular gastro pub. A comprehensive range of shopping facilities may be found at Haywards Heath, Lewes or East Grinstead, whilst the major town of Tunbridge Wells and the city of Brighton & Hove are both about 18 miles. For the commuter, there is a mainline train service from Haywards Heath (about 8 miles) to London Victoria/London Bridge (approximately 50/55 minutes). Gatwick airport lies about 21 miles to the north west and the A23 is 13 miles to the west providing access to the M23/M25 and the national motorway system.

Outside    Sheffield Park House is approached via a long gravel drive, flanked by metal railings, from security gates set between two entrance lodges. The drive sweeps through the 42 acres of communal parkland and leads to a turning circle in front of the main house, the drive continues to the east side of the house to the garages and parking area at the rear. The Apartment has garaging for one car and a dedicated parking space. The Capability Brown gardens are beautifully maintained with lawns, fountains, shrubs and flowerbeds and a lake (located in the National Trust Gardens) provide a spectacular setting for this magnificent house. There is a gate from the Mansion House gardens giving the residents of the House free access to the National Trust Sheffield Park Gardens.

General    Tenure and possession of Apartment 4 is held on a 999 year lease dating from 1/1/89. The leaseholder has a share in the freehold company.
